It COULD BE! If this giant chain of assumptions turns out in all the worst cases someone might be somewhat negatively impacted decades from now! That possibility alone is worth doing SOMETHING to stop people from doing as they please with their own property towards their own goals, unless those goals are maximally aligned with the greater good for all considered in perpetuity & so on & so forth.

^^ I guess how much of a problem it could be remains to be seen, and I agree that in many neighbourhoods it's probably a tempest in a teapot that is unlikely to be a popular option anyway.

^ I never said anything should be done to stop it. If people want to put these covenants on their properties, they're free to do so. Doesn't mean it's actually a good idea, which is all I'm pointing out.

I think it should be up to each community league if they want it or not . Some will some wont there will still be infill added.

Not it shouldn't. It should be up to the landowner if they meet the criteria set out in the zone.

I believe in a democracy not a minority ruling. If people bought into million dollar Neighborhoods they should be able as a group to decide what they want for their area , Same with people who bought into 200 g areas. Lert the communities vote on it . How would condo boards like neighboring houses dictating their rules .End of disscusion..

The only way to put a covenant on an entire neighborhood is if every single property owner puts a covenant on their own property. That likely is never going to happen in any neighborhood. Most people don't really care what happens to a property they sell after they move, especially if it away from that neighborhood.

Part of the joy of owning a property is that you have the choice of what to do with said property. If you want to put a covenant on it, feel free to do so, but no one has the right to force someone else to put a covenant on their property.

The vast majority of homeowners will not put covenants on their properties, and as a result, infill will still happen.

Thing is though that community leagues are anything but democratic. Most lack the resources to be effective authorities on development issues, and some over exert their mandate against the will of the greater population

Having spent seven years on a community league board, dealing with development issues i believe the city has done neighbourhoods a grave disservice by downloading development Related issues onto community leagues

Thing is, even if they were democratic and competent there's no reason that they would be better than the city.

If the city is too big, too distant and to disinterested to decide for a neighbourhood, the same could be said of the neighbourhood deciding for the individual property.

How to save N.A. Chinatowns. Wish I was around to attend.

Chinatowns across North America started as gateways for immigrants and turned into thriving hubs for Asian food and culture.

But with rising rents, gentrification, declining resident populations and competition from suburban amenities, the future of many Chinatowns is looking increasingly uncertain.

An international conference coming to Edmonton will ask how to save North America’s Chinatowns.

“Our over-arching question is, ‘Will there be any Chinatowns in the future?” said conference organizer Lan Chan. 

“If you look at Chinatowns across North America, they’re either disappearing or they’re being displaced. “Gentrification is happening as well as redevelopment. In certain cases, the redevelopment might not look at the preservation of Chinatown. It’s just whatever the developers would like to build there.”
