It's the first goddamn train on the network. There wasn't a network there before (since the lightrail network is totally separate). So, it's all new infrastructure.

I think he picked up on my "spreading" comment w/o checking the link to see that it was about an electrical outage in Seattle.

Isn't this the same developer that built CoBank's new HQ with structural concerns?

It's amazing that in the face of one of the biggest booms in Denver history and some of the sharpest rises in housing prices in the country, the market has been so, so slow to to respond and build new single family homes. Even now, the response lags.
I've heard from two builders in Stapleton that they would build more houses, but they just can't fine enough workers. I have no clue if they've offered more pay, or what's going on. Or if they rely on undocumented workers... and the numbers of undoc. workers coming from Mexico has slowed significantly since the recession. Just wondering.

Stout 24 townhomes

Rendering of a row of townhomes going before review board at 24th and stout in Arapahoe Square: https://www.denvergov.org/content/dam/de...nts/Stout_24_AS_Design_Reviewreduced.pdf

Depending on materials they could end up looking quite nice. These, the rowhomes at 24th and Welton, and the Brownstones at 25th and Washington are some of the more thoughtful project out there right now. A welcome relief from the equivalent shit going up all over RiNO and Jefferson Park.

I know we're supposed to be rooting for big giant skyscrapers in Arapahoe Square, but I want a whole damn neighborhood of those ^^^. Throw in another pocket park and I'd be pretty happy.

Or you could just look to Five points and buy an older home with 929 SF for $446,000, which equates to $480 per square foot.

It's the land that's valuable, not the house. The fact that it's 926sf is meaningless.

I'm talking about the power generation. Your light rail runs on trolley wire, yes? So then they need a power generation network. You can feed trolley wire and catenary from the same power plants, they just need different substations 'n stuff.

The point is, if you added the new line without adding a power plant to go with it, that might be the cause of your brownout problems.

Noticed the row homes on Lincoln East side between 10th and 9th are fenced off and looks ready for demo. Do we know what is going in here?

They added two two new substations to provide power to the line and the concessionaire has an agreement with the local utility, Xcel Energy, to purchase power off of the existing grid. So a lack of generating capacity shouldn't be an issue. Is it really a thing that other transit systems have their own power generating stations? Seems terribly inefficient.

The problem might be that our commuter rail network uses 25K 60hz AC current, not DC, and it sounds as if there might be some teething issues there.

Hi all. I've lurked this board for a bit and decided to join.

Anyways i noticed that they seem to be prepping the lot west of the glass house (18th and little raven). Does anyone know if those denver infill renderings are final? Because the colors they used in that rendering are an affront to the eyes.

Would not surprise me. Most of the stuff going up over there is total junk and a waste of some the most valuable real estate in Denver.

I'm curious as well. I feel like those have been fenced off for quite awhile now.

No it isn't. That's the house. You can't really redevelop it, so the land is worthless. That's just what a 900 sf house costs here.

Anybody have any info on sales? I am sure it's double, maybe triple, what I can afford. But I used to live right across the street from these. Would go back in a heartbeat if I wouldn't have to sell vital organs to do so.

No it is the land. Is a old duplex worth 650k in Wash Park? No. But if you buy it demo it and build a huge house, then the lot and house becomes worth 1.2 mill even though the construction only cost 300k.
