Hershey Co. to be first corporate tenant at Pennovation incubator space

Quote:
The Hershey Co. will take space at University of Pennsylvania's Pennovation Center, making it the first corporate tenant at the school's 58,000 square-foot, business-and-technology incubator at 34th Street and Grays Ferry Avenue.

Hershey's Advanced Technology & Foresight Lab at the center will take 1,500 square feet and will study innovations in manufacturing, packaging, food production and consumer science, Penn said in a release on Wednesday.

The company's tenancy will take the form of a "corporate sponsorship," in which it works with Penn researchers and students, as well as other private sector businesses ranging from startups to mature corporations, Penn said.

Pennovation Center, part of the larger Pennovation Works development on the southern bank of the Schuylkill, is schduled to open in August 2016.

I expect this to be the first of many like it, here and in university city-proper.

Of course, start ups might get all the press, and we should aim for as many of them as is possible...but these partnerships are what fueled Cambridge at the outset, before it became the corporate behemoth it is today. It will not be long before these "partnerships" yield actual physical locations for these companies in Philadelphia, when they realize that their locations in Philadelphia are far more productive from an innovation standpoint than their other locations, in part because of the type of people who want to live and work there (here).

Penn Engineering launches new research facility at Pennovation Works

Quote:
Penn Engineering students are getting a state-of-the-art research facility at the new Pennovation Center at the University of Pennsylvania's Pennovation Works campus.

The space, called the Penn Engineering Research and Collaboration Hub (PERCH), will allow faculty, staff and students to conduct research on robotics, embedded systems, the Internet of Things. It will comprise up 20,000 square feet on the entire third floor of the center, and engineers will have access to technologies including 3-D printers, mechanical rooms, prototyping labs and wet lab spaces for the biological sciences.

The first engineers to move into the Pennovation Center will be from General Robotics Automation Sensing and Perception (GRASP) Lab. This lab crosses three departments in Penn Engineering: electrical and systems engineering, computer and information science and mechanical engineering and applied mechanics.

Other research groups eventually moving to the site will include: the Penn Research in Embedded Computing and Integrated Systems Engineering Center and the Kod*Lab, which develops biologically inspired robots.

As the Pennovation Center gets closer to its grand opening next summer, the University of Pennsylvania is in talks with several corporations from across the country that have an interest in leasing space.

Several university representatives confirmed the school’s ongoing discussions but declined to specify the names of certain companies.

The companies would also span across a wide array of industries, including tech, engineering, life sciences, manufacturing and pharmaceuticals.

Anne Papageorge, Penn’s vice president of real estate services, said some companies are looking to reduce their research and development functions, instead hoping to commercialize the ideas that are born on the 23-acre Pennovation Works campus.

Benjamin's Desk will also work together with the university to coordinate efforts on commercialization, workshops and networking events. It will collaborate with PCI Ventures to incubate new companies generated within the facility.

Montco ad agency opens office in Center City
Quote:
An advertising agency that has its home base in Ambler, Pa., has decided to open a satellite office in Center City.

DiD, an independent health and wellness advertising agency, leased 7,900 square feet on the 13th floor of the Graham Building at 30 South 15th St.

The company was formed in 2004 and located in the converted Ambler Boiler House in 2013.

As it continues to grow, it looks to use a Center City outpost as a place where it can attract “young creative and tech talent,” the company said in a statement.

DiD will continue to maintain its headquarters in Ambler.

Good to see Hershey returning to it's roots, and always happy to see a major corporate come into town. But 1,500 SF is more or less the size of my apartment. This isn't really news so much as it is fluff.

Delaware River ports fight for market share as dredging project nears completion

Dredging is 85% complete. They're claiming 75,000 new jobs could eventually be created at the port with enhancements in cranes, etc.

Exactly. 1500 sq ft is nothing. Especially for a company like Hershey.

Decent picture. But when all those DNC folks and the media drive up 76 from the airport into Center City, they'll be blown by away by the cranes along the Schuylkill (plus CITC). It's kind of funny because you have such a high concentration of visible cranes without having to move your neck. It's like boom! Makes a great impression, particularly after passing through the dreary industrial areas along Penrose Ave and 26th Street.

Will be a nice ride no matter what. But I'd think cranes for FMC, One Riverside, and CHOP could well be down by the end of July.

Not a huge fan of the design, but for Spring Garden/that location, it's good.

Coworking-space giant WeWork reaches Philadelphia with big plans for city

Quote:
Shared-office giant WeWork opens its first Philadelphia location Wednesday, a validation of - and potential threat to - the city's large existing contingent of collaborative-workspace operators.

The 30,000-square-foot, two-story space at the former Schmidt's brewery building in Northern Liberties' Piazza development is the first of three shared-office facilities planned in the city by New York-based WeWork.

To follow in the fall are a 30,000-square-foot space at 1430 Walnut St. - a glass-walled retail building that also accommodates a Cheesecake Factory restaurant - and a 40,000-square-foot location on the 19th and 20th floors of the Five Penn Center office building at 1601 Market St.

"We look for cities that have a robust mix of the right elements: a real percolating tech community, an active investment community, strong support from the city," said Dave McLaughlin, the company's eastern U.S. general manager. "All those pieces are in place here."

The six-year-old company comes to Philadelphia after opening more than 90 locations in 28 cities worldwide, reportedly accruing a valuation of about $16 billion. It is now the second-biggest provider of coworking space in the country, after the older - and arguably dowdier - Regus chain of business centers from Luxembourg.

WeWork's opening on the long-vacant lower levels of the Schmidt's building, beneath four floors of apartments, coincides with a rebranding campaign for the Piazza, which owner Kushner Cos. of New York is renaming the Schmidt's Commons after making upgrades to apartments. New retail tenants also are being sought.

The WeWork space features hallways of glassed-in offices along the aged industrial building's exposed brick walls, with lounges serving coffee and beer, a game room, and event areas.

One of its first tenants is New Hope-based MeetMe Inc., a social-networking app developer that's leasing a 14-desk office to tap central Philadelphia's growing pool of young, tech-savvy workers.

"As we recruit more people, we'll be able to recruit them directly here," said MeetMe's chief technology officer, Jonah Harris. "There's a large, untapped, creative group of engineers that we'll be able to harness."

WeWork is entering a market already dense with similar providers, from national operators such as Arlington, Va.-based MakeOffices, to smaller, locally based ones like Benjamin's Desk.

They account for about 400,000 square feet of existing or planned coworking space throughout Center City and University City, according to a March report by commercial real estate services firm JLL. That's more than enough to fill the Dow building at Sixth and Market Streets.
