[Moncton] Dieppe Developments

I found this image on the city's twitter account.



It confirms the presence of two distinct construction sites.
Finding a parking spot Saturday morning is always a challenge, but now it will be even more difficult.

Also, in this rendering the parking lot between Champlain and Gauvin looks to be about twice the size of the current one. I wonder if they're planning on expanding or if it's just an error.

Spoke with Dr Francois Seger this morning and he's building a new facility at the now old Caisse Populaire location. Construction starts immediately after demolition. Renders will be posted soon on the property with completion before fall. He seemed quite proud of what is coming soon!

My next appointment with him is Sept, so I may be in the new place by then!

Drove by the corner of Gauvin and Marche this morning and they are still digging what looks to be the outline of a foundation right up to the sidewalk on both streets. Odd that no one here has heard anything about this project.

I heard it's an office building with underground parking for Vimsoft (local software business). No other details.

Edit: To be clear, I'm talking about Gauvin/Marché, not the Caisse.

With the new school soon to be underway on Dieppe Blvd. I cant wait to see what will happen of the nearly 11 Acres of land on the North West corner of Dieppe Blvd. & Melanson Rd., also the 2-2.3 Acres lots on the North East side one right at the corner, and the other at the North East corner of Dieppe Blvd. & Guylaine Street.

Personally I'd see a mix of Residential, and Commercial built in that area and probably a set of lights at Dieppe Blvd, and Aucoin St., and another set of lights at Dieppe Blvd, and Melanson Rd.

I don't see the need for a set of lights at Aucoin and Dieppe Blvd. Once the school is built, there should be one at Dieppe Blvd and Melanson.

The thing that worries me a bit about the school location is it's fine for now with its own road access, but if/when they finish Dieppe Blvd as expected through to LeBlanc and even Dover Rd, you'll have a long straight road that will be among the busiest in Dieppe that doesn't have a lot of lights, stop signs or driveway accesses to slow traffic down. Traffic already routinely moves at 70-80 along Dieppe Blvd and it's only 2 lanes. Could be asking for trouble.

Am I overthinking this?

It's no worse than Hillcrest on St George Street or Beaverbrook on Mountain Road.

I agree with you. Ever since they extended Dieppe boulevard past Melanson road. This makes it a 4 way intersection of two fairly busy street. A set of lights is needed IMO. Maybe not now since there's only the fire station past Melanson road but once the school and other buildings come along, the traffic will get worse.

Hopefully the city will not wait as long as they did with the Chartersville / Dieppe Blvd lights. Those lights made a big difference in traffic flow during rush hour.

It should be noted that even though I don't know that area very well, people tend to slow down to 30 in school zones what with the huge fines.

Still makes me wonder with the new store, and a grocery chain buying the old Coop what will happen to the Champlain Mall Sobeys if anything since there is the store on Regis that looks to be busy all the time versus Champlain Mall Sobeys that seems to only be busiest on weekends.

The single detached Benchmark sale price in Dieppe is similar to the Moncton North sub-area.

(note: sales in the Dieppe east sub-area are not charted however are included in the overall number for the City of Dieppe)

This area won't look the same by the end of summer!

That's the second crane in metro currently! The one at George Dumont Hosipital is still up I believe. Won't be too long before they have one up at the events centre and probably the 10 storey apartment building in Dieppe. When was he last time metro had 4 construction cranes?

Perhaps Dieppe's Downtown will built up quicker then I previously thought.
Well it's nice to see that a new building will be built, or is this the Outdoor Skating rink?

Audicted on the events centre thread claims that there will be two tower cranes on site. According to the Wildcats newsletter, structural steel will start going up at the events centre next month.

So, potentially (if all things fall into place):

- 2 Cranes at the events centre
- 1 crane at the Wingate Hotel Dieppe
- 1 crane at the new 10 storey apt building on Sunset St in Dieppe.
- 1 crane at 55 Queen in Moncton (if construction starts this year)

There might be 5 cranes in Moncton this summer.
