I guess this means they'll be trading the development site with expanding the parking lot in the interior western side of the property. Maybe they'll consider opening a Joe Fresh store in the ground floor to free up some space in the Superstore which is getting quite crammed. A restaurant or cafe with patio space on the Byron park side would be awesome.

They should also redo the Kirkwood Facade of the Superstore to have the retail component contiguous from Richmond. It would be nice to see Kirkwood eventually develop into another commercial main street all the way to Carling, especially if was converted to complete street standard.

I believe it's to be a sales or property rental office of some sort.

Canada's largest playground to be built at Mooney's Bay Park

The city has quietly signed a deal to build Canada’s largest playground at Mooney’s Bay Park to serve as a legacy project for the country’s 150th birthday in 2017.

More than a dozen trees at the park’s north end have already been chopped down and the Sue Holloway outdoor fitness park will soon be removed to make way for the $2-million, 4,600-square-metre playground, which is to be built in the shape of Canada.

The city is partnering with Toronto-based Sinking Ships Entertainment to build the new playground, which will be featured on the TVO children’s show, Giver. The program will feature children from across the country working with volunteers and a contractor to build the playground, which will have 13 unique play spaces — one for each province and territory. In its three previous seasons, the show has built more than 30 parks across Ontario, teaching kids “how to make a difference through helping out their community,” the TV network says.

The production company, which approached the city with the idea in January, is paying for the playground’s construction. The city has already convinced the National Capital Commission, which owns the land, to allow the project to proceed and will match the company’s $1-million investment.

The company was apparently in search of a waterside location and also considered Britannia Park. But it was Mooney’s Bay that stole producers’ hearts. “The Mooney’s Bay location was, in their words, ‘ideal’,” said Coun. Riley Brockington, whose River ward includes Mooney’s Bay.

The park and beach are already big draws for families from across the city, but the new playground will make it even more of a community hub, he said.

“This is not a neighbourhood park, this is a jewel in the city’s crown as far as parks go.”

The playground will also attempt to set the Guinness World Record for the world’s longest set of continuous monkey bars, the city says.

Once construction is completed, Brockington said he’d like to use some of money from his ward’s parks fund to add benches, picnic tables and BBQ pits next year to increase the draw for families.

There has been no public consultation on the changes to Mooney’s Bay Park. The public was not officially notified about the new playground until the city issued a press release on Friday.

“The details couldn’t be released because the city was negotiating with this company,” Brockington said. “I didn’t want to get the community’s hopes up on a project that had a fair chance of not coming to fruition.” he said.

Dan Chenier, general manager of the parks, recreation and culture department, says the company submitted an application through a grant program that sees the city split the cost of building new recreation facilities with community partners.

But city staff put a rush on dealing with the application, he said.

“This project would not be coming to Ottawa if we could not fast-track it to meet their production requirements,” Chenier said.

Brockington said the outdoor fitness park has reached the end of its life cycle. It will be removed in the coming weeks, as will three nearby footbridges.

“The full intention is to rebuild it … the only promise I can’t make is where the park is going to go,” Brockington said, adding he plans to hold community consultations in the fall.

The site needs to be ready for construction to begin in early July. Filming is scheduled to last 10 weeks.

The playground will be completed in 2017, with an official opening ceremony to be held on Canada Day. The television series will air on TVO throughout the spring and summer next year.

I just saw sign a(nother) Dymon storage building on Carling near Lincoln Fields. This is/was the site of an Asian buffet, i remember it used to be called Dynasty Buffet in the late 90's and I understand it has changed ownership and names a number of time since.

Nothing against Dymon (local company so proud to see them doing well) but I thought this is a somewhat different location. I know there are a lot of seniors living around this area and they are solid candidates for the storage business but I wonder how the building will fit into the existing landscape. They already have a building further up on Carling and another one under construction on Greenbank and West Hunt Club.

Perhaps it will look similar to their Bank Street location and possibly have retail underneath (Bank St has Pro Hockey Life).

I was hoping this would become a restaurant since its a block from my house, but it will definitely be an office of some type. There's a really boring zoning application here that related to the location of their waiting room. http://ottwatch.ca/meetings/file/347175

The Ottawa Business Journal has learned that Mr. Melnyk and his adviser, Ken Villazor, chartered a helicopter this past weekend to conduct an in-depth aerial survey of not only LeBreton Flats, where the consortium that Melnyk leads is negotiating a new development with the National Capital Commission, but the Canadian Tire Centre location in Kanata.

In addition, a source says Mr. Melnyk is scouting locations for the possible development of a pharmaceutical manufacturing facility ranging from 125,000 to 200,000 square feet.

Melnyk made his fortune in the pharmaceutical industry, founding companies including Biovail.

The trip was planned, in part, to help Mr. Melnyk understand the amount and type of growth that has occurred around the 76-acre Canadian Tire Centre site. That is a sign that Mr. Melnyk is already seriously considering how the Kanata property will be redeveloped once the Senators move downtown, which the current plans say could happen as early as 2021.

The three projects add up to a significant amount of real estate activity for Mr. Melnyk. In total, the Senators will participate in a total of 129 acres across two major hubs that will shape both the western expansion of the downtown core and the economic future of Kanata.

The pharmaceutical project is in its early stages but suggests that Mr. Melnyk is not only interested in renewing his own investment in the industry but also working to make Ottawa a player in a sector where it has not had much activity in the past.

I hear heavy equipment operators (including cranes) voted in favour of a strike. That will shut down a lot of projects in a hurry including the rail dig.

Ottawa Senators owner Eugene Melnyk is considering adding a pharmaceutical plant to his real estate holdings in Ottawa — although much depends on the success of his early-stage biotech or life science startups.

“I can confirm that Mr. Melnyk is actively exploring potential options to bring a significant pharmaceutical facility to Ottawa,” Ken Villazor, the Senators alternate governor and Melnyk’s chief advisor, said in an email statement to Postmedia Thursday.

Melnyk’s camp went on an exploratory tour of Ottawa recently, looking at potential sites for a 200,000-square-foot facility – including, but not limited to, parcels of land in Kanata.

It’s unclear when, or if, Melnyk would be in a position to justify such an expansion. Much would depend on gaining regulatory approval for his products — a process that often takes years. Indeed, the time horizon for this project could be as much as a decade. Melnyk told Postmedia recently that he has invested in several early-stage startups including one that is investigating the use of stem cells to improve the success rate of organ transplants. Should these technologies ever proceed to the manufacturing stage, investing in a world class facility would potentially require millions of dollars in upfront capital investment.

It has been a busy few months for the Melnyk camp on the real estate front.

The NCC selected the Senators’ RendezVous LeBreton proposal as the preferred bid to redevelop LeBreton Flats over rival proponent Devcore Canderel DLS Group on April 28. The RendezVous group is now negotiating to develop the 21.6-hectare site.

An arena, the centrepiece of the plan, could be finished as soon as 2021, when the Senators will move out of their current Canadian Tire Centre home in Kanata.

During the tense talks about the future of LeBreton Flats, Melnyk was tight-lipped about his plans for re-developing the 76-acre Canadian Tire Centre site if the RendezVous proposal was successful.

Melnyk had previously proposed building a casino and a soccer stadium – housing an MLS franchise – on nearby lands, as a complement to the arena.

It’s still unclear what Melnyk’s future plans are for the facility, but it won’t likely be the home for the pharmaceutical project.

Melnyk is hardly new to the industry.

In 1982, he created a medical publishing company. In 1989, he founded Biovail – a specialty pharmaceutical company – creating the fortune which allowed him to buy the Senators and Canadian Tire Centre in 2003.

Melnyk retired as chairman and chief executive officer of Biovail in 2007, but he has kept his foot in the door to the industry.

In 2008, he founded Trimel Pharmaceuticals, now known as Acerus Pharmaceuticals. In March, Melnyk began legal proceedings against the company, alleging it has been mismanaged to the detriment of shareholders, including himself. He’s seeking $145 million alleging breach of fiduciary duty, plus other monetary and non-monetary compensation. The allegations haven’t been proven court.

In a March interview with Postmedia, Melnyk said he remained interested in start-up companies.

“I’m investing heavily in health technologies that won’t be on the market for 7-10 years,” he said.

I thinking more quid pro quo, unless you believe it's just coincidence that this employment generator is mentioned only after the competition for the Flats. Call me cynical, but watch how it unfolds.

Doubt it. Three separate projects (Corel Centre redevelopment, LeBreton Flats and Pharmaceutical Plant) that, although dependent on each other for financial reasons, will be developed individually.

A pharma factory would be an odd choice for Lebreton. Those sorts of things are generally out of place in high-value downtown land.

The article implies that this would go to the Kanata site, not to the Flats.
