Just a guess maybe its Roblin and the Perimeter if you think it is that far west but it would be a crawler and not a tower crane and doubt you could see that unless you were well past Morray.

I'm not sure if this is the right thread to ask this, but in the last 8 months, two houses within about a block of each other in mid-Tuxedo were almost - but not quite - torn down and rebuilt as essentially brand new houses.

One, on the NE corner of Boreham and Cuthbertson (317 Boreham) - everything was torn down except the chimney and a piece of a north exterior wall. The existing foundation was expanded and new framing started going up. The existing wall was eventually torn down, but the chimney remains. It's basically a brand new house. Mannington is the builder.

The other house is at 322 Kelvin Blvd. Similar thing. Tore down everything but part of the east wall, expanded the basement, and built a completely new house - and eventually got rid of that old wall.

Does anyone know if there's some kind of massive permit savings when this is done? Or some kind of building code grandfathering advantage? Not sure what code from the 60s you'd want to be grandfathered...

There is quite a bit of radical renovation and complete tear-down and rebuild construction going on in that mid Tuxedo area (between Corydon and Grant) these days. The big corner lots and smallish bungalows are the usual targets.

I remember the same happening on my street in St. Vital in the 1970s. There used to be quite a few tiny old houses (1930s vintage) sprinkled throughout our 1960s subdivision - in the 70s a number of them were rebuilt as large, modern houses. The reason that the builders weren't tearing them down altogether was supposed to be some sort of cost savings on permitting. While I don't know if that was true, it's hard to see why they'd have proceeded that way otherwise.

Did some more digging tonight. Apparently the operating engineers of manitoba have/are creating a tower crane operator training site somewhere off moray which would be more or less where I spotted the crane this morning. Let me know if any of you can confirm.

I'm pretty sure that the original decor bungalow you speak of on Kelvin, since torn down, was listed at $450K so not a bad deal for the lot size considering a slightly narrower and non-corner vacant lot (house already torn down) on Handsart jin Old Tux just south of Nanton was listed at $700K and sold in a few days.

And next door to that vacant lot is this place. Listed last summer at 1.2M and on a massive lot, but according to the city website there's a variance for it to be torn down and subdivided into 2 75 foot building lots.

Speaking of the radical construction in Mid Tuxedo, this place on the NE corner of Cuthbertson and Bower was quite a project. The guy had a blog about the building process but it was never finished and is off the net now. But I recall him mentioning costs in the tens of thousands of dollars just on piling and flat roofing alone. It was built with a styrofoam Insulated Concrete Form foundation and has a basketball/squash court inside.

A city councillor is raising questions over where tax dollars allocated for green space maintenance are really being spent after city officials confirmed no funds have been budgeted for open spaces in the new Bridgwater suburbs.

Coun. Janice Lukes (South Winnipeg-St. Norbert) said parks officials confirmed the department has no plans or budget to maintain the public garden space in the north half of the Waverley West development – Bridgwater Forest, Bridgwater Trails, Bridgwater Lakes – and is unable to mow the open fields to the same standards as the rest of the city.

That's what happens when councillors insist that whatever the developer wants, the developer gets, and then cut the maintenance budget. Although she's "not buying that" because she would rather have the opportunity to grandstand in the media about how she's failing at her job.

I just looked up the permits on the city site for those properties - they're both listed as "Additions" - so no demolition permit and no new construction permit. But what's that going to save? A few hundred bucks maybe? Seems pretty insignificant when you're spending $1M or whatever. 317 Boreham sold last fall for $600,000, basically for the chimney and the 122' x 150' lot.

Yeah that place on Bower is something else. I think Design Built is building a new house at 429 Bower - another flat-roof.

Kelvin has been really busy lately - at least 3 bungalows in that block between Corydon and Cuthbertson have sold this spring in the $400k - $450k range. I wonder if they're destined for rebuild.

Old Tuxedo north of Corydon is in a different class. Most of the lots are bigger and there are some stately homes in there. "Just steps from Assiniboine Park and prestigious Wellington Crescent!" as the agents would breathlessly exclaim...

LOL If you had written that quote in all caps I'd assume it was on a listing by Glen J Sytnyk. This listing of his a few years ago in Old Tux is one of my favorites. The house on the SE corner of Laidlaw and Mountbatten is interesting too. Listed initially at 1.5M and eventually dropped over the course of a year and a half to about $850K and finally selling, but it was quite dated and had an indoor pool so maybe too unique for people who have money to build. But the lighthouse deck on the roof is pretty cool.

Having a tower crane operator training site off Moray would seem to be an odd location. My understanding is that area would fall within the airport height restrictions.

In terms of the "addition" versus demo and build on houses, could it be the addition permits let them use older codes in terms of the setbacks, especially on the sides of the lots? I am not up to code but would not be surprised if new construction needed increased setbacks.

Drove by their site today on 244 Cree Crescent and its not a high tower crane. Just high enough to say its in the air If its 100 ft to the top I would be surprised.
