Near North apartments for sale as high-rise site
By Dennis Rodkin

Quote:

A vacant 19th century apartment building on the Near North Side is coming on the market next week for $20 million.

The site will most likely appeal to potential high-rise developers because its zoning classification "means you can go as high as you want," said listing agent Cara Buffa of Berkshire Hathaway HomeServices KoenigRubloff Realty Group.

Five high rises, including the 68-story Park Tower and the 53-story Clare, are within a block of the site at Chicago Avenue and Rush Street.

The site is just under 3,900 square feet, according to the Cook County Assessor.

The existing six-story building, which Buffa said does not have landmark status that would prevent demolition, could be rehabbed and expanded. The foundation was engineered to handle 12 stories, Buffa said.

I'd rather see this preserved and or expanded over demolition.

Great, especially after their wonderful job of modernizing the base to attract new tenants worked out so well I would however like to see something happen to the currency exchange building...

We're likely to see a lot more now that the mayor has that new program allowing developers to just buy FAR downtown, as much as they want.

I hadn't heard about this. What are the specifics that you know of?

This was mentioned about a month back when it was announced that the boundaries of Downtown would expand in all directions. The main website has all the info, but here's a snippet that pretty much sums up the new FAR rules.
Quote:
Current provisions in the code would be simplified to offer a FAR bonus through a single voluntary payment into a Neighborhood Opportunity Bonus system....The refinements would also expand bonus eligibility to the entire downtown area, versus the current restriction within areas identified by high FAR in the code.

No. 9 Walton was finally issued a full building permit yesterday. Maybe we can finally start to see this thing rise soon.

New developer, new architect, and new hotel. The previous Hotel Indigo proposal failed mid facade restoration due to problems securing an easement from 150 N Mich to be able to have south facing windows for rooms in the middle of the building.

That base looks really nice. Has anyone noticed that all of the building windows are folded in, not just the ones at top? Also, even though the curtain wall looks something like Viceroy, I am pretty certain that Goettsch did not design this...but I don't know who did.

I don't know how I missed that.

A temporary tower crane was issued a couple days ago for 171 N. Aberdeen

Could it be this project? http://www.loopnet.com/Listing/19652...en-Chicago-IL/

^ That one kind of came out of nowhere, but they are saying it's U/C.

I like the top but for crying out loud what a shitty garage base. Ahhh the parking podium....how I hate thee

EDIT:

Looks like only the second level of windows (which consists of 2 floors) will front the parking. Still too much parking, but visually a lot less offensive than I originally had thought.

What I don't see happening is that making it possible to get any new through streets. The developer of a new building won't have any need or interest in that, and the city hasn't shown any courage at all on the subject.
I guess one plus for the possibility of getting rid of townhouses at Clark/Roosevelt is that they aren't that nice so they won't be too expensive to buy up compared to other areas.

Here is another image From Hirsch's facebook page that shows folded facade going all the way up and down the building:

Thank you for answering the architect question. The folding shows up in all of the renderings, but none as dramatically as the one posted there.

It looks really good but I wish the inward angle was even more pronounced. This would also aid guests in being able to see the entire sweep of Boul Mich from their rooms.
