The Memorial development has twice the retail square footage. Again, not an apples to apples comparison.

Buford highway development: 52,200 square feet
Memorial development: 113,035 square feet

You have to take in vertical density as well as planar density keeping in mind that other parts of the program will alos affect parking counts. The Nexus project does a better job of creating a street presence without the need for a giant swath of surface-like parking abutting the retail.

Fuqua's site plan (and renderings) have an awful urban presence considering it still surrounds a "big-box" retail with with relatively large swaths of a slip deck rather than creating a proper, more urban street presence at the front of said buildings.

Everyone knows these plans aren't the most current but there's little precedent for Fuqua doing things the right way.

The "well this is a huge retail development ergo surface parking is necessary" is a canard. The idea the land values don't justify the investment in a garage is faulty (($2 MM/acre) / (43560 SF/ac) * 300 SF/parking bay = ~$13,000 in land value per surface parking spot, which is enough to make up the delta from surface to garage costs per bay).

But it's very much correct that garage parking is highly undesirable in a big box shopping environment. That's exactly the problem: this is a big box shopping development. It's entirely car-focused and, as a result, customer preference related to the traffic flows in and out of the development trump all else, even land economics.

Yes, indeed, you won't find many big box developments that depend on garage parking outside of core areas (although the Target/Dick's development in Buckhead and the Target in Atlantic Station both stand out as peripheral developments that manage to do it). That's why it's entirely rational to be against a car-centric, necessarily suburban land use in this location. Surface parking is a symptom of an anti-urban development, not a cause.

The core of Atlantic Station (17th/State/20th) has a massive amount of retail with no surface parking lots. It's *further* from Five Points than the memorial drive development. Sorry, there are just a ton of examples of developments of all sizes all around the metro that don't have surface parking. We can and will fight against this design. It's incredibly inappropriate for this in-town location on the Beltline just 2 miles from the heart of downtown.

There's really no way to justify it. It's a horrible design and belongs nowhere near the Beltline.

Likely just an error/oversight, but they listed all list a project as 848 Sprint(g?) Street with 230 apartments and 14,000 sq. ft of retail where there's currently no proposal I'm aware of. In Google Maps, 848 Spring just appears to be the SQ5 location, but that's also already included in the map. Both are listed with the same amount of apartments, so I figure it's an error, but definitely got my heart pumping at first. In the PDFs it is shown as the parking lot at Tech Square across from Barnes & Noble.

Eviva, 880 W Peachtree, 1138 Peachtree (370 apts), and 1125 Peachtree (350 apts, 180 condos) are all included on the maps as well. Gotta generate that buzz, I presume.

In the Modera PDF, you're definitely right that the lot across the street from the Barnes and Nobles has 848 Spring with 230 apartments and 14,000 SF of retail. It's not the same as the Square on 5th which is 230 units and 4700 SF of retail.

Very interesting...that means Tech would have had to sell the land off and we haven't heard anything yet.

The owner hasn't been updated in the city's GIS viewer. I'm thinking it was a mix-up of some sort, although I'd love another development designed like SQ5 in the area, albeit with retail tenants that are not chains and I'd prefer to see apartments for the general public rather than student housing.

Yeah, you're most likely right. We would have heard something by now especially since it doesn't look like this has added any of the newest proposals in the last 6 months or so.

Some folks installing or removing landscaping at 98 14th Street, I could not tell which. They had some mature(ish) trees in trailers with the root ball wrapped up in burlap or some such thing.

Here is a link explaining what is going on at the 98 14th Street Site for the food and wine festival. It is hosted by OHM Development, who is the owner and developer of the site.

Hopefully there will be an announcement about the updated site plans during the festival.

I think its probably referring to the Standard replacing the Starbucks and Quad. (848 Spring Street)

You're probably right. The site in question is owned by the Board of Regents where a "future phase" of Tech Square is planned and they are specifically trying to get out of the housing business as much as possible.

Permit was filed yesterday for new apartment complex taking out Dollhouse in front of Jungle.
