Great to see this little slice of Heaven,(Tibble Fork) getting some redevelopment, with major upgrades and expansion. This is one of my favorite areas along the Wasatch. Especially the road up to and Silver Lake Flats above has some of the most beautiful views in the country.
Recreation activities enjoyed by thousands near Tibble Fork Reservoir each year will be interrupted as construction crews begin an aggressive facility expansion project expected for completion by December 2016.
Developers began draining the reservoir earlier this month and water levels are now 10 feet lower in preparation for engineers to perform preliminary tests on the American Fork River Canyon flood control site. The expansion project will result in raising the dam crest 15 feet and increasing the water surface area from 9.8 acres to 21.6 acres...

I don't see UDOT going for that. US-89 is a state highway. They still want to blow out the parking and make it 3+3+1 (7 lanes) to match the rest of the corridor.
The mistake they make with the Provo Center comparison is that the state's jurisdiction ends at Provo 500 West, right where the narrow ped-friendly area begins. AF Main is state highway for its entire length.

I think that'd be a nice update for the Park. Would be nice to have a centerpiece (pond, fountain, water feature) I'd like to see that Senior Center rebuilt in a more classy/ charming fashion... Is that just a proposal, or are they starting this project soon??
Also, I'm not sure how I feel about the new renderings for AF Main, the Shared right lane/bike lane seems dangerous. There's already so many parked cars, and somewhat heavy traffic at times sharing the street. I know there's not many bikers, but is there room to squeeze the bike lane into it's own lane out of traffic?
Has anyone noticed if work on this project has begun yet?
i saw a sign that says this is the property, but havent seen anything else on the site. it looks like an abandoned area though, so i guess any improvement is better than nothing??
i sure wish this project was in downtown provo....its going to look so out of place on this parcel, IMO.
WHY does orem do this?! the build a highrise next to a gas station, next to small condos....(ahem, 1600 north by home depot)....
Because developers really do the planning. Cities have to decide when to put on the brakes and say "no" (which may mean no development at all, as the developer runs off to Lehi and builds whatever the 🞵🞵🞵🞵 he or she wants).
But we all know that here. I'm preaching to the choir, obviously.

I noticed yesterday that a fence has been erected around the old Food 4 Less building in Spanish Fork. The fence is blocking the entrance, and is chain link. It almost looks to me as if they might be prepping it for demolition... could it be?

Here's a PDF of the revised preliminary plat for the eastern side of the project found on Spanish Fork's website. They've moved a few buildings around and added what's likely a home improvement big box on the extreme east end.
I think they may be moving forward on the project again. It seems they are moving dirt for another building (phase 2 lot 4) immediately next to Good Earth, and they have a final plat for the corner spot (phase 8) west of the intersection of Marketplace Drive and Canyon Creek Parkway.
I have seen some names for a couple sit down restaurants that are committed now, but cannot divulge that information yet. One sits at the south end of Kirby Lane at Canyon Creek Parkway; immediately in front of where the current Food 4 Less building is.
I'm very curious to what the building is that they show on the very left end of this PDF that is rather detailed in it's shape (long and skinny with partial circles and some kind of feature on the corner near what is probably the entrance). It's not an existing building, and most buildings in the plat aren't unique in shape and could indicate they are not leased yet. But this one is very unique and was in a different part of the project before and now moved to a spot adjacent to US 6. This tells me they know who the tenant is, but I can't recall any business that has a building shape like that. Can anyone else figure it out?
Update: On March 22, a demolition permit was issued for the Food 4 Less building.

I see what you mean. I heard that Cinemark was going to build a 12 screen theater, is that still in the plans? Also, I noticed that the Water Gardens theater on that PDF is a parking lot... so no more cheap family movies either? This leads me to believe that Cinemark is coming.

Some of the new small box buildings almost seem like they are in the same foot print and location as the current theaters.
From what I understand, from lots of research, Cinemark had almost everything in place with a build start date of last April and had a projected opening date in early November 2015. It is my understanding that after all that effort, they finally decided to review receipts from their Provo Towne Center location and found that most of their business is coming from south Utah County. As a result, they decided to not build because they felt isn't likely to be sustainable to have both locations.
The latest thing I saw, with no confirmation, is that the theater location in the project said "megaplex," leading me to believe that it could now be a Larry H. Miller Megaplex instead.

I was in Colorado a few months back near Breckenridge and they had a open and free shooting range close by. I do hope the county does something similar or they will have the same problem they have now. Just have the Boy Scouts go in and clean it up every 2 weeks.

This is Perry Commercial’s latest building now complete with their first tenant Maritz CX. This building is a TOD -trail oriented building! (although it is located right next to the future Trax line which will have a station that connects directly to the trail shown in the pictures) This is located on the intersection of two regional trails which are the Murdock Canal Trail which connects down to Orem and the Rail Trail which connects down to old town Lehi and a section is being completed that will tie it into Draper this year. This building has an indoor bike room and shower facilities for those who ride to work:
Ivory Ridge – This area includes some townhomes, condos, office, and some retail going in:
As expected, great update Mike! This whole area of Northern Utah County has changed so much in the last few years. It will soon be barely recognizable, except for the incredible Wasatch backdrop.
It's crazy how fast all of the Wasatch Front is changing, but the one thing we can always count on is our best skyline, the Wasatch Mountains!
Lehi will continue to change and there is a lot of interest for high density and around the Front Runner station and up near Adobe and that area. In the next few years we will start to see some urban style apartments come to the area which would be a nice change from the typical cottage style apartments. It would be good to have a mixture of uses in the area other than just having office and retail. It will help a lot when Trax comes through town but that could be a bit of time before that happens.
There are a couple of other large office projects in the works but I can see the market slowing down as demand for office space is being met.
I wonder if even the office space demand will slow, or at least not for long. One thing that seems very predictable, minus a financial collapse, is the continued surge of population in Southern Salt Lake Valley and all of Utah Valley. I look at Utah Valley as in much of the same situation as the Salt Lake Airport. All of the planning for expansion keeps having to be revised and rewritten and revised again to deal with the increasing pressure. I think that area of the Central and Southern Metro border is set as the Tech hub. There's still a huge amount of room for growth in and around the Lehi/Cedar Valley area. Eagle Mountain, as much as some resent it, is easily accessible to Lehi and Salt Lake Valley. While current trends are somewhat smarter than past trends, the development patterns of the Wasatch Front are very much the same as those of Los Angeles past and present. The bigger the CSA becomes, the more pressure will be put on the Lehi area in particular. Lehi has become the designated hub of a large region of the CSA. I predict if there is a slowdown, it will be but a relatively short breather. Perhaps, enough of a break to catch up a little with the growth, but then demand will once again outstrip supply. You watch, the seemingly far off addition of TRAX into Lehi, will happen a lot sooner than we think. Also, Mountain View will become a full blown freeway in short order. Soon, Salt Lake's CSA will reach 3 million, and begin the march toward 4 million.
