Anyone know if Alta Midtown is going to finish their roof as shown in this drawing? Seems like it may be tough as they already took the crane down...

I think sbrptree is referring to the angled cantilevered roof overhangs at each end of the building, which are shown in the rendering but not present in the built structure. It looks like the design was changed in this regard, since the vertical walls extend up to form angles instead.

Only the walls on the north side were extended...not on the south...so looking to north (say from W. Ptree at 8th) or at a higher elevation ...all you see are their air conditioners on the roof.

A new urban design for downtown's Peachtree Street.



The city is seeking proposals to create an urban design plan for Peachtree through downtown that would consider how to strengthen the mix of retail and other active uses; opportunities for new development and adaptive reuse projects; and ideas to enliven the street, making it a 24-hour center of activity.The proposals could involve firms from multiple fields including architecture, engineering, ecology, history and greenspace and transportation planning, according to the RFP issued by the city.Atlanta planning and development officials are asking for proposals by May 26.

South East Atlanta Development Updates

There are a lot of things happening in Southeast Atlanta all of these things below are within a mile of my house in North Ormewood Park that I have been meaning to provide updates on:

Glenwood Place / 800 Glenwood
Overview: 216 apartments & 142k sf of retail including Kroger, Chick-fil-a, Starbucks, Waffle house
Status: Nearing completion, openings supposedly starting in the next month


842 Berne Street
Overview: 220 Apartments
Status: Permitting. Just received approval from the NPU / neighborhood.


Glencastle / Atlanta Stockade
Overview: 236 apartments / condos, 23 townhomes, 102k sf office, 25k sf commercial / restaurant
Status: Permitting. Just received approval from the NPU / neighborhood.


905 Memorial / "Leggett & Platt site"
Overview: ~700 residential units, Sprouts Farmers Market, 8 screen Cinebistro, 60k sf office, 40k sf additional retail
Status: Planning. Initial site plans look like they will be complying with the main neighborhood request of restoring the street grid. Completing "development of regional impact" requirements.


Alexan EAV
Overview: 120 apartments
Status: All but complete. TVs are on in the lobby. I assume move-ins will start any day.


Atlanta Dairies
Overview: "An indoor music venue, bowling alley, small retailers, a bar and a 24-hour diner would be part of the mix, too, with office space and 300 apartments"
Status: Under Construction. Appears site preparation / "cleaning out" the historic structures is about complete.


841 Memorial
Overview: 80 apartments
Status: Under Construction. Appears to have "topped out".


930 Mauldin St
Overview: 143 apartments
Overview: Planning. RCIL has concerns about height setting a precedent.


Beltline Extension
Overview: Connecting Eastside trail down to Kirkwood Ave then Memorial.
Status: Construction begins this month


Beltline Bill Kennedy Way Bridge
Overview: Getting the Beltline across I-20
Status: Planning. Initial designs to discussed with neighbors next week.


Beltline Southside Trail
Overview: Connecting Beltline from Glenwood Ave to Westside Trail (Adair Park)
Status: Acquiring ROW from CSX. Design to start later this year.


More may be in the pipeline too.

This does not include some larger projects in the area that are further away from me such as Turner Field and other activity further down Memorial Drive. Nor does it include the many smaller projects going on (for example, of the 8 homes immediately next to me, 4 are in process of some major renovation / or being entirely rebuilt).

Cheap owners trying to put a job in budget for constuction loan thinking they had the money to put it back and......

Pretty sure Azure has one more story to go before topping out.

Yoo shouldn't be too far behind, although I didn't count the current floors.

Hanover West Peachtree has pillars above ground as of this week.

Modera's parking garage is moving along at a decent pace. Soon you won't be able to see the Dome from Spring and 10th St.

Post is around 3 stories at the moment.

I should go snap some photos to review progress for Alta at the park (although I'm not sure they can begin developing upwards yet?), Broadstone Terraces, AMLI, and 22 14th.

I'm itching for new projects to be announced or other projects in the planning phase to break ground. Hoping this month's Midtown DRC meeting has a long list.

Concrete work for Broadstone Terraces is done so the webcame is off for it.

Are there any known plans for the Georgia Tech Building on West Peachtree between 5th and 6th? I don't understand that space. It's just a wall with no activity on the whole corner. Curious if anyone know more about that building.

Whoa-- Put on the brakes-- Overbuilding is right around the corner according to Pollack Shores Real Estate Group.
Pollack Shores won’t proceed with its 325-unit apartment and retail development at Pharr Road and North Fulton Drive in the Buckhead Village,
where several projects are already underway or plan to start later this year.

This means that the cheaper developments popping up all over the city will start to be put on hold due to market shifts/demands but this will start increasing the competition for the better-designed, better-situated (aka better transit access/density nearby) projects will take hold of the market.

The developments in that area of Buckhead are/were trying to take advantage of the nearby demographics with an easy buy-in today rather than taking a look at the long-term infrastructure needs that is apparently lacking in Buckhead compared to Midtown.

Fuqua's 905 Memorial Preliminary Plans

Vantage Realty's website features preliminary plans for the 905 Memorial Site - the site plan and the aerial view don't coincide but you get the idea what the intended density/look like.

Holding reservations until we see what's actually submitted for zoning.

How hard is it to create a decent urban development? PLEASE TELL ME ZONING PREVENTS SURFACE PARKING FROM BEING DEVELOPED HERE. Ridiculous. I hope there's a huge blowback against this development.
