Planning permit filed today for "The Remington," two 3 story apartment buildings containing 160 affordable units for seniors, offices and community spaces. 954 Hightower Rd NW.

Planning permits for ATL airport renovations were submitted yesterday. Listed as $9.9 million, including a curbside canopy.

A zoning verification was submitted for 53 14th st NE - this could be some movement on the proposed hotel between 13th and 14th.

Zoning verification was also submitted for 521 Peachtree NE, the parking lot between Gladys Knight's and Renaissance Pkwy.

"Betty Hsu's Bao" coming to Krog St market.

I can agree that there should be a plan for future retail potential - I've experienced that first-hand on a few projects before where there have been many discussions about the adaptability of converting a leasing office to have some retail component if the market supports it- but those expectations are long-term: not short term.

There are also many other examples of dense, vibrant, walkable neighborhoods in other cities that have patches of commercial/retail districts surrounded by various scales of residential that come to the street that prove you don't have to have retail in every single development. One of the bigger problems is when you have residential developments that don't address the street properly. The Colony Park "Citihomes" is a prime example of what not to do along a street- particularly at a prime gateway to Piedmont Park along 14th St.

Shivtim - I always love your posts - very informative!!!

My house is right behind Phipps Plaza, I am curious where 1000 Park Avenue is in the zoning process. I would appreciate any details you have. Thanks in advance!

Question:

Could the owner's of Proscenium convert their office lobby space for retail uses? If Colony Square and Campanile are activated with retail/restaurant users, that would be a very dramatic intersection for Atlanta.

If you're talking about Peachtree and 3rd hghrise project, the developer posted on Curbed they plan to begin demo in around Mid May.

No real updates on Hanover Midtown however.

Why is it such a big deal if a few homes go away to build high density apartments with retail that is needed for the neighborhood?
When there are contaminated industrial sites that need remediation across the inner city and empty/underutilized lots are still the vast majority of land in west midtown, no; I think at some point retaining the character of the city should be a priority of the zoning department, and it should incentivize development in areas with better transit access and towards polluted sites so they can finally be remediated. we have zoning and we shouldn't be afraid to utilize it.

Right now it's more like 80% development and 20% people bitching about people bitching. And you stop being funny - there's no room for that in this forum!

The last I remember about Hanover Midtown is that it's supposed to break ground sometime in 2016. I can't wait to see this one...the long empty space along 7th between Peachtree and Juniper has long been an eyesore (I hope they can keep some of those old granite/rock walls along 7th and Juniper) and will fill in nicely between Viewpoint/Peachtree 7th and Metropolis. I'm afraid the future is not so bright for Bulldogs...time is ticking for it plus that little retail strip on the corner of Peachtree and 8th.

Would be a great site for a future development. I have fond memories of studying at Gold Star Bakery when it was still there. They had free WiFi at a time when WiFi was a novelty and no one had smart phones.

Nimby's are pushing back against the rezoning for this project.
It's a nice design. A shame it won't get built. (At least not now) Based on what I heard from a colleague living in Home Park, (and mentioned in the article) the rejection had more to do with the shenanigans perpetrated by the developer during the neighborhood planning process than by NIMBY push back.

And 14th street has a number of similar scale projects. It's also close enough to Atlantic Station and Tech to fit in.

Isn't May when murder Kroger is supposed to be demo'd as well? Will be a busy few years along that intersection. Will be interesting if people's behavior/use of the beltline changes with two projects essentially bisecting the EST, albeit not of the path itself. Many will have to reroute for groceries either way.

Maybe a bit exaggerated in terms of the ratio, but definitely too much of the former...and not only more often than not off topic...they're mostly the same arguments over and over and over again.

My friend works for corporate Kroger and confirmed it will be at the end of May. Employees are already starting to transfer to other stores.
