The biggest most important question that nobody is asking. We've spent 2+ pages talking about a project that doesn't have a path to funding.

I say we spend the next 2 pages debating designs for the 101 & 110 Freeway Caps. And how about the car wash tower while we're still fantasizing.

Why not auction it off to the higher bidder and put a building there?

Not to rag on anyone's opinion, but why would Agence Ter be anyone's first choice? The canopy is disinviting to those walking down Hill and rigidly organized structure is awful. It feels like an event space only. It does not feel like a place you go to relax and enjoy a cup of coffee or something.

The 1931 plan still wins it for me. Call me old school but all you really need is a green lawn with trees that's easy to access. The park doesn't need cafes, event spaces, lattice canopies, a fucking vertical farm, sloped lawns, artificial hills, or learning centers (jesus, seriously?). Too much overthinking gets you soon-to-look-stupid pink furniture and excessive concrete like Grand Park. I realize this is what you get when you ask way too many people with black-framed glasses that like to see themselves speak on video to bid on these things, but frankly what they're proposing looks like a waste of money.

I'd like to throw out an idea. While the SWA/Morphois probably won't win, their idea to to bring a vertical farm to DTLA is amazing. I'd love to see one get built somewhere else in the area. It would look amazing in the skyline and of course bring great benefits to the environment.

Another quick post. Someone in Josh's Facebook group reported that the second Frankentower lot has emptied and been fenced offed. I can't link it for some reason so you'll just have to trust me.

Hear hear.

Lawn, trees, pathways, a small statue or two. Boom, we just saved millions. Not hard.

I admit that my eyes glaze over when I see this thread meandering into topics like those since they seem too much like a discussion on what ppl will do when they win the $500 million Lotto.

the pic of the dome of the old embassy bldg being lit with rows of bulbs is quite a surprise. It's strange how the owner goes to great lengths to improve their bldg in that way while still not doing anything as basic as filling in the empty lot next to the bldg. meanwhile, their clark hotel several blocks away remains as much in limbo as ever before.

the owner appears to like teasing & testing the patience of ppl in dtla.

btw, I've now had a good glimpse of the current changing dt skyline from both north & south of it. I thought the WG tower looked shorter than the us bank tower when viewed from the north since the new bldg from that angle will be farther away. But the tower still looks shorter than the former library tower....& noticeably so....even when viewed from the south looking north...even when the US bank tower is farther to the north from that vantage point.

another reason why it's a shame the demand for office space in dt has been so slack for 20 or more yrs. If it hadn't been, the owner of the WG tower probably would have made the bldg larger & been almost forced to increase the height of the proj.

another one of the ongoing changes in dt....

Here comes Miro, Downtown’s newest destination restaurant, landing tomorrow at the corner of Wilshire and Figueroa. The Financial District outpost was previously home to the power lunch and dinner crowds from the offices nearby, but has slowly been transforming into a bright haven for whiskey, charcuterie, and pasta.

Tyler Dow, formerly the GM at Faith & Flower, is in part behind the hotly anticipated new venture, which has opened up the building’s hulking front facade with loads of floor-to-ceiling glass.

Thats exactly what it is. We might as well be arguing about designs for the new addition to the US Bank Tower. An extra 500' tower built on top of the current tower, its going to be insane. But which design to go with!! Thats the real question.

Regarding Miro I ate there last night, it was excellent. Though a little slow.

Another attempt to get this thread back to reality. Check out topless Wilshire Grand:

Thanks!
LACMA just got a couple large donations that if it went to Pershing Square would be more than enough. If only we could get a few super wealthy philanthropists to donate some fuds to this damn park....

I agree about the structure but this design seems to have the biggest area of continuous green space.

Where can I vote for this option?

I wish more LA forumers who post here would talk about specifics of dt in that manner....what they see or experience when visiting or living in the hood. That helps give me a better sense of what dt is all about...how it's turning out.....compared with very generalized opinions...often on the pros or cons of a proj's architectural design....or posting on issues that are so region wide or nationwide they could easily be slotted into another thread or forum.

in terms of what ppl see or experience when in dt, another good example....& even better if it's a scoop....or a preview of something that hasn't yet been publicly confirmed, such as news on actual groundbreaking....of what I always welcome when visiting this thread....

Holland Partner Group is planning to develop a 24-story residential tower in the Historic Core, at 732 S Spring St, at the intersection of 8th Street. The firm is presenting project details today at a meeting of the Downtown LA Neighborhood Council’s Planning and Land Use Committee. This project would replace a parking lot.

Holland also announced plans for a nearby 24-story residential tower earlier this year at 751 S Spring St. This project would also replace a parking lot and consists of 320 residential units and nearly 9k SF of retail, which is designed to house a full-service grocery tenant.

^ that report is from last november, or not too long ago. I wonder if holland partners is that ambitious and so fast moving....unlike the related cos & the glacial speed on their grand ave proposal....that they really do plan to start work on their 2nd tower in dtla right around now? Or maybe the parking lot is just being closed temporarily to clean & repave it?

Edit: oops....I didn't read the article correctly & confused the announcement as being about a meeting of the DLANC to discuss the 1st apt tower currently rising at the NW corner of 8th & spring. So the 2nd tower was under active consideration longer ago than just last november.

the amt of ambitiousness in filling in & cleaning up dt is quite a sight to behold.

I wish that what's going on today had been the level of what was going on over 10, 20 or 30 yrs ago....or well past what back then had barely reached the first layer of improvement.
