Nice! South Broad could use about a dozen more of these for the other empty lots scattered about. Looks like this is well designed. Street fronting retail, decent density, fairly minimal parking (you would hope for such given that this is right next to a subway station). And it's surprisingly not ugly for a Harman Deutsch design.

Dare I say Harman Deutsch is upping their game... They also did that amazing recently proposed project at 1222 N. 2nd St. in South Kensington. Of course the ambition of their designs depend on the ambition of the developer.

I agree that this type of development should be the standard throughout the city on our main thoroughfares. Its dense, but not too tall to completely over shadow the rowhome neighborhoods. The design does blend in well with the surrounding buildings. The design has enough traditional elements that makes it pleasant to look at and not stick-out and also is modern enough so that it doesn't look cheap next to the actual old buildings.

I can assure you that the developer is the one who drove 1222 n 2nd st...not HD. BUT, they did put out another great design further up on american too. I think they are certainly in a transition period. But heck, Im sure their current designs were considered great when they first started...its just after 10 years of the same pattern over and over again, it gets incredibly boring and ugly.

I'm curious as to whether or not this development south of Washington will change the "border" at which it's acceptable to park in the median on South Broad.

Parking spaces were the major reason for opposition as there are only enough planned for 1/3 of the apartments....which is a bit scary. On the flip side, there's not that much housing around that spot (yet) so it should be okay. Of course, as more retail goes in on Frankford, they are considering proposals to make Frankford Ave timed parking to support businesses. So let's hope most people moving there will take the El. Most of the residents felt the benefits outweighed the cons since its brings a lot of density (and middle income earners) right near Somerset....which should help development start to spread across Lehigh eventually.

This entire area is exploding....its unreal. Looking out on my roofdeck, its a sea of development. I've never witnessed a neighborhood so quickly and aggressively transforming as East Kensington.

Much yes. Such wow. Can we please have a dozen more like this all the way up and down South Broad?

This would fit in just as nice in Old City or Society Hill.
There have been a few excellently-executed examples on both South Street and Fairmount Avenue. I really dig the timeless 1920s-commercial chic feel some of these new developments have, too.

Lets hope so! In general they certainly couldn't lower their game.
But before I get too excited I'll wait for the details. Why do I expect stucco and cheap siding to show up the day after this gets zoning.

I'm glad to see a proposal of this size in this area, even if it doesn't have a roof top village.

A bit off-topic. Thought this was as good a place as any. I have to say I love Shop's American Copper buildings in New York.

Would LOVE to see something like that built here!

PayPal

Not sure if this is the right thread but it looks like the region is making a push to court PayPal.

Quote:
There is no better place than Greater Philadelphia’s 11-county neighborhood of northern Delaware, southern New Jersey and southeastern Pennsylvania for PayPal’s new operations center. This is the birthplace of America, where our nation was founded on the core principles of freedom and equality. And those ideologies are embraced as realities today in our community, with governmental leaders in Delaware, New Jersey and Pennsylvania having enacted legislation that protects freedom of expression and equality for all, and prohibits discrimination based on — orientation and gender identification.
Greater Philadelphia is inclusive, welcoming, and open for business for everyone. Our assets will allow PayPal to deliver on your mission to ‘put people at the center of everything we do’ while building your global payments platform and achieving growth.

It's good to hear but I'm sure a dozen other regions are doing the same thing. These firms can play the various suitors off one another to extract concessions.

There is finally activity visible on the 11th street side of the Steele building at 11th and Ludlow. The doors have been opened the last few days and you can see inside. Some new signs have been posted on the front as well- the permit sign and a Clemens Construction sign. I could see they were framing new walls on the first floor.

It's the garage door facing the commercial street that really gets the — going.

I was curious about something so I ran some numbers. I decided to estimate the number of households in 1950 versus today; to do this, I divided the total population by the average household size.

1950: 2,071,605 / 3.54 (according to Google) ~= 585,200 households

2010: 1,526,006 / 2.58 (ibid.) ~= 591,475 households.

This means there are approximately 6,000 more households in Philadelphia than there were in 1950! (Interestingly enough, if there were as many households in 1950 as there are today, the city's population would have been 2,093,822 people.) Population size isn't everything; more households as well as large-scale changes in employment patterns implies more of the population is actually part of the taxpaying population.

This is a cool concept. It would be neat to try something like this in Philadelphia. Maybe on one of those large blocks between Spring Garden and Callowhill, in Northern Liberties.
