How on earth is this project not eliciting non-stop griping about spandrel panels? This has to be among the worst in the region from the perspective of the plaza.

Because it's in Surrey and no one really cares about what get built there.

It has been discussed quite a bit already. Glass would have looked good there too, but I don't think the panels look all that bad. The solid white wall defines that side of the building, adding some colour and visual interest in a bold way, whereas glass would have just looked generic. They should have limited its use to just one side though (facing the plaza). Doesn't look as good on the West side.

I agree...it's one thing to bring up constructive criticism - ie. how the building might look better if this were replaced with that rather than just one line that's outright denouncing it.

There will always be a better looking building but there will never be a perfect looking one.

Some people never get over such biases. I had to roll my eyes when I saw someone on here refer to Metrotown as "the burbs", so there's no chance Surrey will be viewed any better. Most of Vancouver could also be referred to as the burbs but you'll never hear that - how dare we mock the mighty city!

I think Surrey is on the right track. Now if only they could get transit service to match Vancouver's burbs (you know, more than every 30 - 60 mins and both north / south and east / west routes).

The wrath of the Surrey Defence League, as seen above.

I was in Surrey this past weekend. The only thing that keeps people from saying nice things about Surrey is actually seeing Surrey, it's not some great conspiracy. I want it to be like how half of you describe it.

And seriously chill out on the defensiveness, no one else takes it so personally when their home town is criticized. Mine's full of old angry people who think four storeys is too tall and has largely blundered its oceanfront. That's not on me, Surrey's failings are not on you.

Yup, that's exactly it. I grew up in two of Vancouver's most redneck neighborhoods: British Properties and Shaughnessy. I learned my trailer park skills at St. George's with the rest of Vancouver's hick community.

Ironic? I think it makes perfect sense. Why would anyone want to go to Surrey? What does Surrey offer (apart from garbage piles and rundown crack houses) that you can't get in a better neighborhood?

Not sure what part of Surrey you were in, but the majority of Surrey has a fairly high quality built environment and immaculate landscaping by Canadian standards. If Surrey were in any other part of Canada outside of the Lower Mainland, it would be considered a nice city. You should take a driving tour of any of Toronto's suburbs, or the majority of the city of Toronto itself to compare. In general, the quality of the built environment of anywhere in the lower mainland of BC is of the highest quality in Canada. Surrey is no exception, and has practically no distinguishable difference from Burnaby, Vancouver, New West, Coquitlam, Langley.. etc.

Also Surrey is not my home town. I've just lived here for the past year, and am speaking from (and comparing Surrey to) living in Vancouver, Toronto, and Berlin over the past 12 previous years, and numerous other provinces before that.

There are definitely unsightly parts of Surrey (like any city), but the nicer areas outweigh this by far.

Surrey has some interesting new areas around the new city hall, but the vast majority suffers from all of the stereotypes that made it the 🞵🞵🞵🞵 of many jokes.

On a more serious note, they really need to get crime under control or nobody will want to live there. Feeling safe is the #1 priority for almost everybody.

This building may have lots of spandrels, but they are not in a mess. The whole structure looks neat and certainly not offensive. There isn't any need to denounce it. Can't compare it to the likes of The Mark in downtown Vancouver. That IS a disaster.

Surrey is a relatively young city going through the pains of a growing urbanity. Vancouver with all its history (150 years?) still has the embarrassing East Hastings and urban blight in many parts of town. So I say we take care of our own backyard before criticizing others, especially a suburban city that is trying its best to become better.

I see people like Jebby poking fun at Surrey so much it's not even funny. Ironically, no one seems to talk about East Hastings anymore.

Youve got it backwards. The general area around the new City Hall is stereotypical Surrey, whereas the vast majority of the rest of Surrey is fairly new (80s-present), high quality residential areas.

I know Surrey is your home so you are going to defend it, rightly so. However, while there have been improvements in Surrey there are still huge numbers of run down properties. Yes other other cities also have those negative qualities, but Surrey and specifically Whaley seem to epitomize it.

Having lived in Whaley, I can appreciate how much work still needs to be done
