no way they should put 40-60 floor buildings there. talk about disrupting a neighborhood. townhouses and 3-6 floors seems good for that site. much higher than whats there now, but not ridiculously crazy because someone is jealous of the West Side.

They own both now. They bought the other part of the Jericho lands in October 2014. So the 3 first nations own it all now.

There is no way you could build a community like that without rapid transit. You need the Broadway line first.

Seeing as they are interested in only selling new units at market rates I think the City of Vancouver should create a new DCL District around the Jericho lands. If the lands are developed with any kind of density, it will push existing transit and roads in the area well past the breaking point.

Even if it is high end market rates, if there is any kind of density in there, new residents will just flood 4th and Broadway with new luxury cars and grind transit service to a halt.

They should use the DCL as blackmail on the levels of government that just cashed out, leaving the city holding the infrastructure bag. The province cashes out with $500 million while holding Translink's feet over the coals for infrastructure in the region.

Put an insane tax on development (like $1000/m^2) unless the province comes to the table with funding for Broadway line to UBC. Without it, the city is crewed if that is built out as anything but detached homes and everyone west of Burrard will suffer.

Looking at the site as a whole, the east side borders an apartment zone and the north side doesn't border any residential areas. These sections should be considered as mid-rise zones, with an FSR of 5 to 7 (when divided into sub-areas). You need only 12 to 16 story towers to accommodate that kind of density.

I think people are more frustrated than they are jealous of the West Side, because the West Side takes on almost no new density. Like spoilt brats, they get their way every time, and they will probly get away with turning the Jericho lands into a 2 million dollar plus row-house zone, with a few token low-rise apartments. It's too bad these fat cats have so much influence because the Jericho lands are surrounded by everything that you need to create a vibrant and dense neighbourhood.

We are talking about the far west side of the Broadway Corridor, where the density is probly less than a fifth of the density along the rest of the Broadway corridor. If Mt. Pleasant, Fairview, and Kits can function without rapid transit, I'm sure Jericho could function just fine.

Will the city be able to impose a new dcl? Will they even be able to collect any cacs or dcls period? I I understand it the first nations could choose to use the new federal reserve rules and create an urban reserve and avoid dealing with city on such issues and even zoning. Although doing so would greatly hinder their ability for high end market units and keep them to rentals. Maybe we'll see a combination.

I wouldn't mind some residential on the site, but I really hope the CoV doesn't cave in and rezone the entire thing residential. This could be a great opportunity to create a true mixed-use neighborhood with light industrial, office, retail and residential components.

So the rumour was true. I'd heard that months ago and after so many other rumours, I'd thought the Concord rumour wasn't true. Makes one wonder what that one person who tried to start crowdfunding for the site was smoking.

Or was the crowd sourcing scheme done intentionally so the public would be more accepting when the Concord deal was announced instead...

Well, Concord has shown they are willing to play the waiting game. I think some residential is good in that area. Concord mentioned a "Tech Hub", we'll see how that interacts with what the city is planning in the Mt Pleasant area.

Garbage Cans

I noticed a number of additional garbage bins on the Seawall last weekend, no doubt being put out for the summer.

It's nice to have more bins, but they are the giant grey/black ones that stick out and actually block views from a sitting position.

Likewise, look at UBC's developments at Westbrook & 16th Ave.

I could see density similar to the Oakridge Transit Centre site - hopefully more.

Hopefully not "choice of use" zoning.

Concord pulled a fast one on the City that way for the Cambie Bridgehead.
Commercial zoning from the Costco/Spectrum site was transferred to the Cambie Bridgehead for a commercial zone
- but largely rezoned as "choice of use".

The office market dropped and the only office building to be built was the Pivotal Building (site was sold to PCI).
The other sites (One Pacific, The Arc, and the one Klazu is in) are all residential.

Concord doesn't have a good track record / deep presence on commercial properties.
It also down-sized the commercial component at the Park Place project in Surrey.

Right on the money IMO. It's the same as buying the Arbutus corridor for basically a bike path (future transit unknown ATM). The west side has been skewed by higher property values which for some reason translates at city hall to being more important then the rest of Vancouver. I feel they need to make some unpopular densification decisions in the west side to the dismay of the residents but will benefit the city as a whole. IMO, higher property values should justify increasing density.

As for concord sitting on property after purchasing, it's terribly irresponsible and exacerbates the housing crunch issue. They may very well choose to pick up the rest of their operations in false creek, demolish the brewery and leave it a vacant parking lot for another 30 years while hosting Cirque Du Soleil and other profitable events on another ideally situated piece of property. They may decide to wait out the current city government for one that will allow them to build market residential on the brewery site.

Thanks for the update. Pretty expensive for an awkward shaped lot, but hoping to get on the development bandwagon I suppose, with Maynards across the St being developed and MEC's new flagship close by.

Those junky car repair shops probably won't last too much longer.

Also of note in that area is that West Point Cycles (bicycle shop) is opening in the old Fiji Island Upholstery building beside Mr. Lube (the blue and white building you can see in officedweller's picture above).
