Maybe from a timing perspective, but it has to make sense from a desirability perspective. TOD's are precarious outside of Toronto and Vancouver. Downtown St. ALbert has that draw already and the timing makes sense. Millwoods is a different story. It might have a leg up on the Fort Road redevelopment clusterf@ck of an idea, but that is about it. Maybe a couple more seniors towers. A purpose built rental mid-rise. But that is about it that I would see for some time there. I could be wrong.

^TOD and that beautiful large park Millwoods has should add to the desirability. I agree it may not seem as desirable at the moment, I feel the area has gotten somewhat stale and aging. It is wishful thinking but my opinion is a massive redevelopment would do wonders to revitalize the area.

Kingsway Mall has rewritten its master plan to embrace LRT and could soon add high-density residential space, offices or more retail if Edmonton picks that transit line for new investment, the mall’s general manager says.

And it could mark a major shift in Edmonton’s treatment of transit. Susan Denney said the mall wouldn’t shunt transit riders to the far corner of the parking lot.

“Ideally, if we were to do something, we want to make it as convenient and accessible to the customer as possible,” she said. “Public transit in Edmonton as a whole has changed and grown and gained more traction. All of that has got us looking at this a little differently.”

Most transit stations in Edmonton are standalone. They’re set at the far end of mall parking lots, disconnected from retail or residential spaces. At Southgate Mall, where a combined LRT/bus station sits just metres from the mall’s west entrance, passengers have to go down a set of stairs and outdoors before they can shop.

When the Metro LRT line was being designed in the mid 2000s, Kingsway officials weren’t interested in having the line cross their property. Now they’ve told city administration they are interested. City staff included a proposal for a $88-million elevated track and new Kingsway station in a report for councillors Thursday about ways to ease traffic congestion.

The mall will do a market assessment to decide the right mix of new retail, office space and high-density residential, Denney said: “It’s a very exciting concept.”

Honestly though, I'm impressed that someone spun a positive story out of this.

Oxford publicly owned iirc (Ontario Teachers)...so management is used to not being accountable. Just provide a good ROI and the Owners could care less about what happens otherwise.

Developer Gene Dub says construction will start this summer on the long-awaited redevelopment of the site that neighbours call an eyesore, now that the $6-million job of removing asbestos from the building appears be complete.

This time is different than previous false starts, says Dub, who, along with a handful of investors, bought the property for $3.6 million in 2004. They were unaware of the extent of the asbestos contamination that would cost six times more than expected and take years longer to remove. The process has been so lengthy that of the original eight investors, four remain.

Dub is expecting a report from an environmental engineer showing the remediation of the 1960s-era hospital is complete. That will enable the company to apply for construction financing.

As a tenant in one of their buildings I can say that they maintain their properties very well. The common areas are always clean and their staff is very friendly. Claiming that the mall has been 'mismanaged' is off base. You have to understand that it is not local management that decides when and how much they want to reinvest in upgrading their property, that decision is made by senior leadership.

True that, although for all the bumph you get from the pension funds about responsible investing, triple bottom line especially, you think they would have shown more forward thinking.
