That's what is so bizarre...a building with BOTH 1 (cheaper) retail space and housing was demolished for this, which has just 1 retail space and no housing. So not only is it hideous, and not only does it senselessly not line up with building next to it, but it is also a step backward in terms of space.

Stop complaining guys. We are talking about City Hall neighbourhood here. Of course they need good examples to showcase what they are good at.

1. Building as short as possible (can't block City Hall AND the mountains).
2. No cheap rental/social/subsidised housing in the west side (from UBC to Cambie) neighbourhoods.
3. Spandrel mess and seafoam.

Three First Nations bought the Jericho Lands (15.7 hectares) for $480M. This will be the biggest development in Vancouver's history.

It doesn't say in the article *who* they bought it from - the City of Vancouver, the Provincial Government, the Federal Government, or perhaps a trust. Does anybody know?

I'm interested to know who the proceedings will go to, and how we can hold them accountable (e.g., if it goes to the CoV, would we be able to put pressure on the councillors to use the windfall to improve transit to the west side, for example).

I'm thinking with all of those development deals on the west side approaching UBC (those two parcels, plus the golf course near UBC reverting to First Nations a few years ago), there is surely very good reason to recommend extending the skytrain extension way beyond the current plan and going all the way to UBC.

It was Federal land (Defence Department), although I had heard that it was supposed to revert to the CoV once that use was done. So who got the $480M, I don't know. Maybe shared.

"The Musqueam, Squamish and Tsleil-Waututh nations bought the 15.7-hectare parcel known as the Jericho Lands from the province for $480 million."

and to top it off those affordable units are replaced with a single tenant office for a provincial government entity. they should of built at least the same number of replacement rental units above their new (albeit cheap looking) new premises.

you're right, it's a non profit that's a part of AAA in the u.s., however i found that they are basically a consumer advocate for motorists in tandem with american car companies. i guess it explains the poor use of land and removal of rental units, just force them to the suburbs so they can buy a car!

It's not part of AAA, it's merely affiliated. Just like it's affiliated with the national CAA, but is not a subsidiary or branch of it.

The interesting part of the sale is whether they plan both the former DND parcel and the provincial parcel in one process.

I thought it was telling that the Musquem chief said they paid top dollar and no affordable housing would be built in the future development. I think it is fair to say he means "market rate". However, they also said they will work with the City, and the community. I have no criticism of putting in market rate housing as long as they maximize the density. 3-6 storey town houses would be my preference. Throw in a Jericho subway station just like the developments on the Canada line while you are at it.

This plot of land in the area it is should be 5-10 FAR with 40-60 story towers along the northern half of the site and 3-4 story apartment and townhouse units along the southern edge. With room for a future Broadway line station in the middle. Anything else would be a crime and a show of poor planning and dare I say corruption in city hall. This should be a new dense town center and make use of the strategic location and limited impact on the nearby community.

If they don't put 40-60 story towers, towers bigger than most of what is downtown, in the middle of a bunch of low rises it would show corruption by city hall? Ok...
