AUSTIN | Project Updates Thread Part II

I actually got an email from google yesterday telling me that they had updated their satellite images of the Rainey area. I had requested that area be updated. Forgot about requesting it.

Ok, I see. They updated the actual photographs - but not the 3D images. I guess that'll come next. I've been eagerly awaiting the 3D image of The Bowie so that I can measure the north side wing of the building since the elevations didn't list that point on the building. That, and the "wing" at the top of the building, which I suspect to be higher than the mechanical penthouse. If that ends up being the case, then it should be taller.

Yeah, the 3D images are always (understandably) behind. I check out Google Earth every once in a while to see projects since I'm not physically in Austin. It just updates on its own - I've never had to mess with clearing anything or changing settings.

In any case, it's amazing to see the growth in and around downtown - but also the northern suburbs. The growth even since the last update (I think Aug 2015?) is explosive. It'll be insane to come back and see it all in person.


Regarding the new "barn" building, I like it because it's unique and in an area with all kinds of things happening - old and new together with all kinds of styles. It wouldn't fit in every neighborhood, but it definitely fits in Rainey, in my opinion.

Project coming to SE corner of Congress Avenue & 8th Street looks superb. Will finally add a much needed aesthetic to that whole end of downtown.

I guess I am just not allowed to see the latest Google Earth images.

I've tried 2D, 3D, G/Earth, latest version of G/EarthPro and three different browsers. In all combinations I have the same old image where even the Greenwater site is just a field.

He said it'll be roughly 30 stories. He also said it is going to be very unique for Austin's housing market. A couple months ago he mentioned the upper end of Congress just south of the capitol will be more adult-oriented with theater/art/culture.

Back around January 22, we had a discussion on both sites about that area. It's all very confusing.

8th & Congress = 721 Congress
900 Congress
916 Congress
823 Congress & nearby parking garage at a different address

Seems like information gets jumbled up between these projects. We need a chart/map.

We can cross 900 Congress off the list of potential high-rises. A CVC determination indicated there was no height limit for the site. But Cielo (3rd + Shoal) bought the 5-story building on the site and decided to remodel it rather than demolish it for something bigger.

I was only familiar with 900 Congress (and that 🞵🞵🞵🞵🞵 ATX, I was hoping Cielo was planning something big for that site). Does anyone want to fill me in on 721 Congress, 916 Congress, and 823. Had no idea there were rumblings about those plots.

Developer to buy Austin land held by heirs of ‘Peanuts’ creator Schulz

Amid the redevelopment boom poised to sweep the area south of Austin’s Lady Bird Lake, yet another prime site is in play — a tract owned by the family trust of the late “Peanuts” comic strip creator Charles Schulz.

Stream Realty Partners confirmed that it has a contract to buy the triangular 1.4-acre site bounded by South First, West Riverside and Barton Springs Road, The tract is currently home to a Hooters restaurant and a parking lot. Stream Realty is considering developing an office project there, company executives said.

The vacant building that shares a wall with State Theater. A poster on shaggytexas has been talking about this one for months. Just yesterday he said what he has seen and heard is that it could be ~30 floors of residential and will be like nothing Austin has seen to date. I'm hoping he will be able to share with me the info he may gain access to in the coming weeks.

916 Congress (baby blue)

From what I can tell on the city's permit search this is still alive and going through the process.

823 Congress's parking garage (green) & Fox7 (purple) & other (blue gray)

This was a scuttlebutt I heard about on shaggy in January. Apparently, Cielo was looking to sell the garage or develop it. Didn't find a buyer, but as of January were close to being under contract with an out-of-market buyer who could be an equity partner.

The thought was VMU on the garage site. If they can get the Fox7 building, whose satellites would be blocked by a highrise, they would probably go office on the site. The other little building I threw in because I just assumed they'd have to buy it too.

This is really helpful. Now I remember 916 Congress... That's an interesting one, reminds me of what they're doing at 416 Congress. Assuming for 823 Congress they can make some arrangement with Fox 7, that could end up being fairly tall, right? And I really hope the scoop on 721 Congress is true because that would continue the density building up in that area (Aloft Element is really breaking the ice there).

The Fox7 site is unencumbered by a CVC, so that entire block has a lot of potential if something comes of it.

TheCruiser (the 721 source) says he is really excited about that area of Congress. Said it's going to be really cool and adult-oriented with more culture.
