I was really hoping that part of the Scotiabank moving some services to TNS would mean that Artis could open up the atrium right at P&M to either put some retail or a more grand entrance to 360/Winnipeg Square there. But it looks amazing. So happy that there's stuff going in the centre portion, and that the whole thing is more opened up to the street.

^Well there may be stuff happening in the middle. From some who were at the event this morning, sounds like those renderings are highly conceptual at the moment. Tower height could range from 30-50 storeys. 40 was a good guesstimate. Middle part might not get built. Who knows what's happening with the Fort side.

Either way, looks like it will be a great phase 2 development going ahead.

Yes. Yes, they are.

I walk past the Fort side every day to work. For the life of me I can't figure out how you make anything work there. You have the parkade entrance and exit and then only about 12 feet of open space between the sidewalk and the structure.

I guess we'll see...

To be fair - the render-porn company hired out of China to create this presentation probably didn't know that a place existed where street corners could be barricaded to prevent pedestrians - so they just went with what felt natural.

There's nothing you can really do there with sidewalk presence at the parkade access points. A new structure, being hotel, store, etc, would go above it and maybe have access to the street in between the opening. Stairs coming down from above the parkade maybe. That's about it.

kind of parking entrance. Take out the curb lane and turn it into a ramp, leaving the sidewalk unobstructed.

The wall at the cut-in would be the atrium in Winnipeg Square, so I guess technically you'd be able to bring that roof line down to match the other parts and that would free things up. But that's only going to be a small stretch of that block.

That literally exists in every other city of equivalent or larger size. It's brilliant which, of course, means that there's no sense in doing it here.

Thanks man. Since our skyline will be drastically altered in 2-5 years, I figured I'd start looking at some actual visual aides 👍

Exciting times for my home town. I'm back in town for a few days at the end of the month and look forward to taking a look around at what's changed over the past few years.
