Why would we take this as bad news? It's going to be developed. Considering the $30 million price tag, they'll probably have to make it a highrise to be profitable. The car wash site sold for a similar price. $25 million I think.

Right but that's a feature, not a bug. That's why I said we need a massive increase in supply, to hold down price increases. Of course as a homeowner I have a financial incentive to limit supply but I'm more interested in the health of the city and a ton of new residents would be great for tax revenues etc

I think what booby was pointing at was there plan to put a parking garage on part of the site because "there is a lack of parking in south park" apparently (according to the article)

My dumbass just skimmed it earlier and didn't read the full thing. lol

Knowing that now 2 things
-Considering how the site cost $30 million and how small it is, the garage would have to be monstorously huge in order to be profitable. Awful.
-I disagree that there's a lack of parking and that's not just because I'm so anti-car. There's a lot of cheaper parking lots slightly farther away from destinations and I don't think people realize that. Back in November me and a few friends went to the auto show. We parked in this lot under the 110 that was only like $7 flat rate.

Parking prices have increased significantly since November. Significantly since even February really.

Do you mean under the 10? Try and steer clear of bridges & underpasses, those things are all coming down in the next quake.

Yeah but they'll still be in the millions.

I don't know if I've mentioned this before but I'd someday like to become a developer to provide middle class housing in downtown, so that families raising children have a better option than the suburbs. We need to somehow build 2-4 bedroom units that can be sold at a profit from roughly $300,000 to $700,000. It could really help curb emissions and sprawl, and it could start a newer, healthier way of living in this country.

It's shocking to ride the Blue Line (how long has it been in existence?) and you'd expect a mid-rise or high-rise to appear as you approached the Watts or Compton stops.

I was staying in Asuza last summer, for a night, seeing that the rail line will come into downtown Asuza, and I would expect a flurry of new housing developments in that area. Any on the drawing boards?

There's a relatively high number of units being built downtown but the region as a whole is so underbuilt that I have to think it won't be too difficult for these units to be absorbed.

It'll be harder for the new hotels, however, as DTLA's room inventory will be increasing by about 40% over the next few years.

I was thinking about this the other day and I think it's because al the neighborhoods the blue line runs through (except DTLA and Long Beach) are very poor and dangerous, and surrounded by nothing but other poor and dangerous neighborhoods too. Plus the blue line was built kind of poorly with so many at grade crossings slowing it down. There seems to always be a disruption in service.

Highrises in Compton? Well..there's Compton City Hall.

That's the problem. Developers laugh at the idea of even touching most of Compton/Watts/South Gate and etc. In developer terms, that area is still considered an economic dead zone. Inglewood would be in the same boat too but lucky for them they are getting the Rams stadium.

Its a shame...... If "shit boxes" ever had a place to be, South Central should be where they go, especially lining the blue line. somewhat cheaper land and all.
