If it gets capped like some rumours have suggested, I don't think it will start up again till 2019/20 at least. I hope that does not happen, however. TELUS is unfortunately likely locked into a very expensive construction contract, as things got going before the current crunch.

No good reason to think Telus will cap this (in spite of rumours posted by people who have no track record of knowing anything) because:
1) The office component is for the use of Telus itself
2) There is no sign that other residential projects are under undue stress, so why would Telus take a hit on slowing that component down is not clear.

Telus is not building this.


I'd be more worried about the residential if they were. They are plenty of signs. The most obvious is to look at what happen to City Centre 2. Westbank is building the rentals. They have plenty of money behind them and likely aren't as concerned about the current conditions.

My read is that we will see sleek, window-maximizing residential towers proportionately more than broad, floorplate-maximizing towers in the future than we have in the past.

That said, I think we are likely to see a lot of 35-40ish story residential towers (100-150 m; 350-500ft) until either (a) every parking lot and under-utilized development in Downtown and the Beltline is gone or (b) some new technology revolutionizes elevators and/or construction methods. Meanwhile, infills with bring a mature dimension to many of Calgary's sleepier suburban neighbourhoods. Overall, I think this is best for the aesthetic and streetscapes of Calgary in the medium term anyway.

Then, finally, someday in 30-40 years Calgary will start to get some really crazy supertalls, but who knows what the world will be like by then.

ok, I need a little clarity how many stories is the tower supposed to be? because I have heard 58, 59, 60, 62 and 63

No, this thread is out of date, it was made before a design revision added 1 floor and 1.3 meters to the overall height. Telus Sky will be 59 floors and 222.3 meters in height, though due to the top amenities level not being counted, even though 1/3 of the floor will be inside, it will technically be a 60 storey building.

You have no idea what you are talking about.

1) Telus' head lease only covers roughly 155,000 of the 430,000 NLA.
2) The inner city multifamily rental market is currently in a major downturn. Vacancies are up and rental rates are eroding.

The rental apartments in Telus Sky are aiming for a much different market then nearly every other rental building in the inner city.

Actual Luxury, not simply marketing "luxury".

It a market that is spectate from the regular rental market.

I can say with 95% certainty that this project is going ahead. Unless the Urbanist works for Westbank or Allied and has better information than the rest of us.

Thank-god. It is a true highlight project. Really looking forward to seeing this up. That stretch of 6th ave is going to be amazing, including with diversity with non-standard buildings (Bow, Sky & Firehall #1), and the little head is a nice touch of pleasure also.

Sky is on 7th Ave, but I agree, it'll be a highlight among several highlights in the area. Assuming it gets built. Which it better.

Someone staying at the Palliser, Hyatt, The Marriott, or Le Germain will have a growing list of local marvels at which to gawk. I suspect Calgary leave's visitors a much different impression than it did in the 80s and 90s.

I hope you're right. I've heard that it's not happening from 3 different sources now. We'll know for sure in a few months.
