I'm sorry but this comment is ridiculous. I don't shop at RCSS, but the prices are the cheapest in the region by far. It makes complete sense that people using transit would be RCSS shoppers.

No Frills is actually a bit cheaper than RCSS - and also part of Loblaws (franchised, though).
There's actually good distribution of No Frills within the City of Vancouver.

Agreed, that everyone knows that Safeway (now owned by Sobeys) and Save-on-Foods are more expensive (but not as expensive as Whole Foods). Sobey just took a $1.36 Billion writedown on the value of the Safeway assets it purchased.

******

Anyways, the office market in the Grandview corridor will develop - remember there are plans to build Broadway Tech Park 2 just to the east of Broadway Tech Park, and the BC Liquor Distribution Branch site will also be redeveloped. Eventually, maybe the highway-oriented retail Grandview Highway frontages will also be redeveloped with office space.

All those proposed office projects will provide office space near transit - however, the Grandview "neighbourhood" won't provide the "urban" amenities (coffee shops, restaurants, parks, etc.) that many high tech companies - populated by urban hipster employees - may be looking for.

Ahh right, forgot No Frills. Pretty limited selection compared to RCSS though.

Last week, I participated in an on-line survey that was testing a market response to Urban Fare being rebranded as Save-On, or "Urban Fare by Save-On". I'd personally think that Urban Fare is a brand worth keeping separate, but interesting to hear they are considering dropping it.

I've searched and searched to find the discussion about this project at the SE corner of Oak and Broadway but can't find it. Anyway, here are some pics from today.

An update on King Edward Green, the project just to the west of King Edward Station that preserves and restores the hobbit house.

What a great set! Thank you Mcminsen.

Regarding the project at Cambie and King Edward, I'm surprised that it has taken so long to come to grade. I suspect that the presence of the station house resulted in them needing to go deeper for their parking garage.

Nice to see that the "Hobbit House" was saved and preserved. The scale of that sort of townhouse project is good in our neighbourhoods, but I would still have preferred to see a multi-storey multi-family building along major arterials.

Thanks!

The Oak & Broadway project is moving fast -didn't realize there was such a hobnob of small apartment building on 10th to the south.

The heritage one on Oak sure went up fast!!
Hopefully it'll convince the neighbours that "towers" aren't so bad.
(and hopefully the south façade looks good, as that's what people will see driving up Oak.)

From VancouverMarket.ca:

http://www.vancouvermarket.ca/2016/03/30...part-of-kerrisdale-development-proposal/

Nasty looking design that retains a heritage façade.
The heritage façade is obviously an "interloper" in the architect's desire for a purely symmetrical building façade.

A better solution would have been to bisect the façade and have the heritage façade "anchor" the left side, and the new condo entrance "anchor" the right side.
In that way, they wouldn't compete with each other.
Right now, the old façade and the new entrance look like they're competing for an airline armrest.

Nice to see one taller building rise up in the neighbourhood, and fast too!

after this lot sitting empty for over a decade looks like someone is working on a Rental Apartment building over a large retail unit for the corner of Clarke and 12th.

Affordable houses finally within reach in Vancouver

Recently a shrink ray developed by Professor Einstein von Tesla managed to address the seemingly insurmountable affordability issue in Vancouver. By shrinking an ubiquitous Vancouver Special it shows how "vee now haf vays of achieving many more houses on von lot."
O.K. spoiler alert. It's actually artist Ken Lum's most recent work & it's pretty darn neat, the details are spot on. Check it out at 271 Union in Chinatown.

Thanks goodness we lost several units of affordable housing in a character building for that mess.

It's hilarious that people will prattle on about the view cones (which only deprive a few millionaires of some units) but there's not a peep when City Hall allows this ridiculous waste of space.

Nice to see that it's having a long showing. I just happened to pass by last year when they had the opening and enjoyed seeing it. The social commentary in the artistic statement is as current as ever.
