Before I get flamed here, I'm not trying to say that no one will rent but this does bring about the issues of affordability. Just playing a little devil's advocate.
If high density housing isn't built, especially here at Brentwood area, think about the number of people who can't afford single family homes having to cram in their parents' basements. $1500 could be steep but at least it is attainable. If you think Brentwood is unaffordable, just get across the border to Vancouver: over here it's unaffordable rundown homes. You pick.

Here's the Phase 1 retail layout.

Conceivably, the pink area could be a multi-storey department store -
I doubt that would happen though.

Youre gonna be looking at studios with $1500/month

Whitespot owns the property that the restaurant is on as well as the upper lot next to the parking lot of the restaurant. There is another parcel of land adjacent to the north and that is the Millenium property I believe. Further north is of course the Ledmac development "Escala".

From what I've heard there are no immediate plans for the parent company of Whitespot to develop the property. As some of you may know, they are working on the Spot on Cambie development and I believe Tsawassen Springs. The restaurant does very well and I'm sure will do even better once the Gilmore Station development gets done.

That White Spot is always jam packed. They really should expand it.

Guessing phase one will include one or two of the tallest towers?

I really hope they refine the tower designs. The potential tallest building in BC does deserve a little more style.

The render of the area around the station itself looks decent though.

I was thinking the same. Even when this and all the other plans are developed, so much potential still remains. Brentwood can and will become huge!

But they'll need to build a cap over Lougheed Highway and the rail corridor to make the neighborhood walkable, lol.

I wish that there's a bridge for pedestrians to cross the Lougheed Highway, it's too unsafe to cross on a daily basis

Lougheed is Easier to cross because of the sky train guideway. Willingdon needs pedestrian overpass.

No overpasses, as they are cumbersome and only few people bother crossing those. The long-term plan needs to be a cut-and-cover for both roads.

On that note, Burnaby should do more long-term planning for Brentwood area. It could really be developed into a proper downtown, but they need to stop everything from being a tower-in-the-park development. More midrises and mixed use.

Or they could just make the streets more pedestrian friendly by squaring corners and narrowing the lanes. This area has transit now, there's no reason it has to be car-friendly anymore. A city is not a place to drive through quickly.

It's worth noting that is a retail leasing brochure, hence why the podium design is more refined.

The tower is likely a placeholder and I wouldn't be surprised if it hadn't even been designed any more than a massing/plate study at this point.

At the very least Lougheed should have through-traffic put into underpasses at it's intersections with Gilmore and Willingdon.

I feel like Brentwood is becoming a little bit scattered. There's the massive development the one Concord is planning on the western edge, and then this project over a kilometre away. I'd really like to see more happening on the NE and SW corners of Willingdon and Lougheed. Especially a large office tower on the NE.

i dont quite understand your comment. NE of Willingdon/Lougheed is already the massive Brentwood Mall redevelopment. SW corner is another mega SOLO district. In fact there will be a whole mile of developments lined between the 2 skytrain stations, how coordinated can it be?
