I.e. to make the building taller with the existing FSR, the useable space on the lower floorplates would have to get smaller than what's currently proposed:

Lets make this crystal clear, no more view cone talks in this thread or any other building thread. There have been a barrage of complaints from members for a while now because certain members keep bringing them up and ruining thread after thread. If someone feel the viewcone pertains to a certain project thats great, bring that up in the viewcone thread. Pretty simple. It sucks it's come to this but I can understand the frustration of the members complaining.

Back on topic. My understanding we will be seeing a new proposal submitted before the summer break, look forward to examining it.

Question ... starting from scratch ...

Given the exigencies of the developers about the FSR, and the view cone 'bevelling' off an edge of the building, is it possible to redesign? Could / would KPF agree, as well as the city....
I was thinking that one side COULD be bevelled of, with a massing toward the NW side, outside the cone limits, hopefully taller, with a totally new and dramatic look; maybe 'stepping down' from a corner summit? (or such).
This might be a way to gain height, keep the FSR, and escape the height restrictions. But I think it would have to be pretty much a 'starting over' thing, unfeasible, no doubt.

It depends on whether the UDP was disappointed with the massing, or with the finishes.
There's probably a large contingent that would just look at it and say "glass box" - meh.
(it didn't even have any protruding boxes, like Telus Garden).

If they came back with a faceted tower or a curvey tower, that may get them bonus points - or a biig donation to a tree planting effort to offset the carbon emissions caused by the curing concrete from the tower!! (Shangri-La did that).

Personally, I'd love to see a design that could somehow, appropriately, incorporate a green copper roof, or even a suggestion of one, à la Hotel Vancouver and Cathedral Place.
IMO this would "tie" the city together a bit, and give a certain "theme" and design homogeneity, even if its done in an understated way. Impossible of course, but one can dream.

Nothing is getting thru the city right now, there are a ton of projects being temporarily shelved. It's pretty weird and ruffling some feathers.

And do not expect a copper roof, practically everything these days has a flat roof in order to maximize space. And no lifting the view cones wouldn't change that, they would still build a flat roof to the newer height.

Kind of unrelated, but I noticed there haven't been any new applications for the Cambie corridor for quite some time now. Is there something up with the planning department right now?

I don't understand why they aren't renting out the vacant suites on top of the parkade. i think there's at least 15 or 20 up there.

7 months-old news, but the newest we've got.

Happy to report there's news on this project. It's item #2 on the May 31st UDP Agenda. Assuming there's no new info posted by then, I might head down to grab some photos / info regarding the changes made.

167.7 meters? I hope that is the height of the revised proposal and not just listing off the maximum height allowance.

Like surely many, I'm as keen as heck to see the renders. I wonder how long until any are made public? Quiet, calm Melville (except the 'Bentall curve') is about to be re-dynamized.

The revised design (by James Cheng) is now on the Changing City blog. It looks as if KPF are no longer involved.
