Here's a rough draft of some Granite High Potential.
What's left of the school, the class room buildings facing 500 E stays and is converted into apartments.
The existing pool stays (the building directly west of the bleachers)
The auditorium, (facing 3300 S) and the connected gym stay.
Add an outdoor pool to the pool building (Dark blue)
Add a mixed use retail/apartments 5-7 stories facing 3300 S, with garage parking (orange)
Move the tennis courts to existing open space west of the track and field
Light orange is new apartments that are connected to the school converted apartments, with some common area in the middle.
Purple are town houses.
Yellow are single family homes.
I removed two buildings, one between the class room building and the gym and one south of there.
I added streets from two current dead ends connecting to 500 E, 3300 S and N/S through the property.
Maybe this is accomplished through giving the developer the property or providing them TIF. The city or county retains ownership of the pool, auditorium, gym and fields, and the developer has several acres to redevelop. By either giving them the property or doing TIF, that gives the developer more funds to make the conversion of the school combined with the new additions pencil out.
