New Mall expansion

Fresh on the heels of the Harkins/Dicks expansion the Scottsdale mall is expanding again.

I guess that makes the demolition of the old theater official. I wonder if the iconic mushrooms will be transplanted to another location.

Apparently they are being relocated to Harkins headquarters (wherever the hell that is). Not sure why they couldn't be cleaned up and moved across the street to the new theatre. Lame.

EXCLUSIVE: Barneys New York at Scottsdale Fashion Square to close in May

Upscale fashion retailer Barneys New York at Scottsdale Fashion Square will be closing in May.

The Phoenix Business Journal editorial staff was first tipped off about the closing from an anonymous source.

Emily Kress, marketing director for Fashion Square, and Ashley Calandra, senior director of public relations for Barneys, confirmed the closing, but did not provide further comment.

Barneys first opened at Scottsdale Fashion Square in October 2009, when the mall added a 100,000-square-foot wing.

The retailer had valet parking and elevators that went up to its store, and was originally accompanied by its signature restaurant, Fred.

Fashion Square was Barneys' 12th location. It has 26 locations, including outlets.

Scottsdale is so confusing. It is rapidly urbanizing surrounding Old Town, yet it continues to let Fashion Square expand in an outdated suburban fashion. The Barney's addition almost started going in a better direction with street frontage, but the latest expansion is back to the status quo. It's too bad the denser residential projects were either canceled (Blue Sky) or too far (Optima) to help Barney's.

I wish there were an area of downtown that could one day attract a Bloomingdales or, now, Barney's, since there aren't any others in the metro. But, I just can't see an upscale district forming anywhere but possibly Midtown or Biltmore. I still think Midtown would be a great place for big box retail.

I think Bloomingdales would be great for the Barney's location, although Bloomingdales are usually much larger, but I suspect Bloomingdales will choose North Scottsdale as their first venture in the Valley. Phoenix doesn't have the demo they're looking for outside of the Biltmore (which would be a good match). Not a likely Midtown Phoenix candidate at all.

Bloomingdales committed to City North in 2008 and pulled out in 2009 when the development and economy collapsed. And, Scottsdale Quarter was rumored to have been looking. I think, considering North Scottsdale's dynamics, that it's possible to put a freestanding store adjacent to other high-end retailers. I don't think they have to be in a traditional mall setting. Department stores like to have more than one store in an area and so it makes believe that if they came in first with Scottsdale, they'd probably go down to Chandler Fashion Center or nearby.

Yea, I don't know why I mentioned Midtown. I do think big-box would work better there than anywhere downtown, but a calibre of development needed for Bloomies to anchor it just isn't happening there.

I agree it will be Scottsdale, but would a retailer like Bloomies open their first location within a market in a mall where Barney's just failed? I would think they would want to enter as they had planned with CityNorth - as the anchor of a highly hyped project filled with other high-end projects to support it. Or, is that not really even a consideration when choosing where to open?

Both Kierland and Scottsdale Quarter are definitely high-end enough, and with residential being added, and more in planning (like Optima), neither would surprise me. It seems like SQ is still expanding, while KC is built-out, though.

Every time I look at either of those projects, I wish downtown could support something similar. If you ignore their location and pretend their private roadways are actual city streets, both would be amazing mixed-use city shopping districts.

What's the deal with One Scottsdale? Could it be an anchor for that project?

No. One Scottsdale is now less retail intensive than it was pre-recession when DMB had signed Westcor to handle the retail development/ leasing. It is more about horizontal separate land uses, more office driven with services oriented retail. Not destination retail.

It's sad that Scottsdale's housing boom has coincided with its transition from arts-mecca to nightclub hot-spot. Had it been able to keep both, it would've been the most diversified downtown IMO, though education and employment uses are fairly lacking. But, since Phoenix will never have a really high-end part of downtown/midtown, Scottsdale filled that niche but it is essentially turning into a bigger Tempe with a nice mall and even that is using losing upscale tenants.

Some of their waterfront projects are so well-done and others not so much, but overall, I think its been more successful than Tempe Town Lake. Waterfront (the project), SouthBridge, Safari Drive are all great from both the street and water sides, which is what really keeps TTL from feeling like a part of downtown/urban.

Fashion Square losing Barney's is hardly a harbinger of "losing upscale tenants" - just a side note, but it's NOT in a weak spot with leasing and sales.

Didn't they lose a ton of tenants a few years back in that wing, though, including several restaurants? I was thinking this was part of a trend but if those have been filled back up then I am sure it will continue to do okay. It just seems inevitable that a Nordstrom and/or Bloomies up by Kierland/SQ would take a considerable share from Fashion Square, no?

I'm just still mad at how their latest extension was designed.

^ Good stuff I always wondered what the deal with that Parcel was just north of Old Town and why it hadn't been developed 30-40 years ago.
