The new Audi of Moncton looks sharp, but what do expect from the Audi-VW group? The VW building will look nice and classy once everything is up, according to the Dieppe Auto facebook page.

Both look like every other newer Audi and Volkswagen dealership built in the last few years in Canada. Very sharp designs.

It's a 7-story concrete building with a 3 story underground parking.

Right on, thanks for the post! Wow it looks fantastic. I hope that when they build it, if it goes through that they stick close to the renderings as seen here. Many times they shave out a lot of the details on the outside because of expense but I hope they keep it close to these pictures. Very nice indeed.

Would have been better as 12 or 13 floors with a smaller footprint, IMO. If you're looking at creating an actual Downtown Dieppe having that as a taller structure would have been a good start. Regardless, it's some much needed density in an area that Dieppe really should focus on with medium and high-rise development.

It's easy to see why there was confusion over the fact this was a 7 or a 10 storey building, with the 3 level parking garage underneath.

This building will easily be a game changer in terms of creating density in downtown Dieppe. This hopefully will force Moncton into stepping up their game......

Maybe this is the beginning of the end of the panoply of 4-5 storey wooden apartment buildings around town. One can only hope so.........

Wow! That will be a nice change for the area! Hopefully the new counsel wont screw it up. I have a fear that this building could become an election promise to the residents of the area. Lets keep our fingers crossed and hope it goes trough the wave of nimby'ism unchanged.

The main takeaways are:
1) - the NIMBYs are beginning to gather.
2) - the earliest approval can be granted is June 13th
3) - SIRA states occupancy could be as early as fall 2017, which means they are considering an expedited construction schedule. They must have contractors provisionally lined up.

Sure, this is a big project, but I don't think you can make the argument that it'll severely disrupt a quiet neighborhood. For starters, it's next to a mall so it's hardly peaceful anyway. From a traffic point of view, it's right between two major roads - Acadie and Paul. It's also going into an area that's already quickly being redeveloped.

My only regret is that I'd prefer to see this built closer to city hall - especially the NE or SE corners of Gauvin and Marché. With the new hotel going up this year and the expansion to the market in the works, something like this would really give a sense that downtown Dieppe is starting to fill in.

My take from the presentation at council: Although the developer first wanted to build 12 storeys, he felt it would've been "too much" (I assume he was referring to public opposition). It appears that 10 storeys is the sweet spot; dividing into multiple buildings (extra overhead for elevators & emergency exits) or making the building shorter would be financially unfeasible, so it sounds like "take it or leave it".

The only member of the public who showed concern at council is the lady who's mentioned in the T&T article. I think her concerns are reasonable and should (and will) be addressed; it appears her property will be the most affected by shadows & loss of privacy, so she's one of the few who have a reasonable right to complain. Although her property may be of commercial value a few years down the road, the immediate impact is negative and real. I'm all for urban development (I live downtown) and I support this project, but it's facile to criticize nimbyism when you live in an upscale suburban home where you'll never have to ponder the effect of a 20-metre wall being erected on the south side of your house, so I challenge anyone here to ask themselves how they would feel in that situation.

The individual woman's concerns might not be unreasonable, but is it fair for a single person to torpedo a significant development for the area?

This apartment building is a game changer, not just for downtown Dieppe, but for also the entire metro area which has for too long been the domain for modest mid rise wood frame apartment buildings of dubious aesthetic quality. This proposal (and 55 Queen if it finally moves forward) could be the vanguard of what to expect as the metro area continues to grow.

Having said this, I am not unsympathetic to this woman's concerns. Maybe if the building were 12 stories, the tower could be narrower and based on a podium of some kind that would allow her to keep her sunlight. Maybe this would still be financially feasible for the developer.

I think some negotiations between her and the developer are in order to see if any reasonable accommodations can be made. If however there is no middle ground, Then I think city council should back this significant development.

After all, we're talking about downtown Dieppe here. Any reasonable person should appreciate that if the city is to grow and develop, then densification of the core should be expected, and this will include increased height. Her hot tub might have to be a victim of progress.........

I agree that the project should go ahead and I'm fairly confident that it will; just trying to avoid dismissing legitimate concerns. That house and the others around it will surely disappear in time. An easy way out is for the developer to buy her home, put it up for sale and rent it out in the meantime.

One interesting point brought up by (I believe) one of the developers during the council meeting from last night is that a five-story building with a sloped roof as you'd see with wooden construction would be fairly close in height at it's peak as this building at seven floors with a flat roof.

Anothing thing worth considering. The city has already set a precedent for allowing this type of development. The six story apartment buildings put up on Gauvin a few years ago are basically the same distance and orientation from a house next door. They could cast a very comparable shadow on nearby residences during certain times of day and year.

I know the developers are minimizing the height of the building in order to mute opposition, but they really shouldn't. Dieppe should be proud of having a 10 storey apartment building downtown. It is a badge of honour and proves that Dieppe is catching up to big brother Moncton. This will set the tone for future development in downtown Dieppe, and I predict more "big things" may be on the horizon over the course of the next 10-20 years. Even Angie's might bite the dust in favour of a substantial commercial/residential development.

I mean, look at this image. This building is 10 stories as seen from Champlain Place. The fact that the lower three levels is indoor parking is beside the point.........

Anyone know what the Plan is for what I believe was supposed to be the New Sobeys on Dieppe Blvd. (PID:70611108) there is currently an application to amend the conditions of the zoning by law Z-8-41, and they will be having public hearing on this April 11th 2016.

Unfortunatly I will not be able to attend because of prior engagements But I hope someone will be going to find out what the plans are with the land.

I've heard a rumor from a source in construction that TriStar is actually planning on starting construction of their Mercedes-Benz dealership this construction season and that the Bird Construction crew currently building the Audi/VW dealership will start once they finish that current project. Not sure how reliable this is. Rumor is that it would also be on Aviation Ave.
