It's not, Riva was originally name the Alexan. This would have been built to the block immediately south where the Ella is wrapping up.

Riva possibly based on this design though? I can't be the only one who sees it. Same exact shape (aside from the round community room, which is in the same exact spot as Riva's), 4 floor above ground parking garage, grass on the 5th floor terrace, same pathways.

Perhaps, but I believe Riva was already built or close to opening when this was proposed. I'm sure they were trying to bring some coherence between the designs so that might be what you're seeing.

All lf these peojects were proposed in 2005ish.

The projects proposed all at the same time was mind boggling:

PAW - 515'
Three SoWa towers - 325'
The Manhattan - 325' (SW 14th & Alder)
Allegra - 250'
First and Main
Jumptown
The Benson
The Wyatt
The Metropolitan
The Casey
Waterfront Pearl
The Civic
Westerly
Encore
OHSU
ZGF 12 West
Oak Tower
Alexan
Delano

It seems very active now but it doesn't come close to this boom.

That is NUTS.. Mind you the economy is "booming" better now than it was then.

I wonder what's scaring the folks that decides these things

I obviously forgot to add a lot of projects but I stand by my statement. A lot are going up today but not at the magnitude of that boom.

You had five 325' towers along with the original PAW tower proposal of 476' - without the "spire".

Well here's another way to look at it: number of housing units permitted by year:



Both 2014 and 2015 represent record highs, with more units permitted than in any year of the 2000s. The data just doesn't support the idea that what we're seeing now doesn't compare to 10 years ago.

Exactly and the tallest one in his list he provided (#1) is being dumbed down as well

a) That's speculation on your part
b) Even if your speculation turns out to be true it's worth noting quite a few of the buildings on the 2005 were never built (Manhattan, Allegro, Jumptown, Oak Tower, Delano).

There's still a ton of land left to develop in SoWa. There's still the possibility for some of that to come to fruition.............

The SoWa images above are just schematic renderings showing what could be built with the allowable density. The interesting thing is that with the exception of, what, 4 blocks?, they are pretty much on track to build out the neighborhood with similiar densities.

Let's also not look at the schematic design in a vacuum...South Waterfront was banking on the continued growth in the condo market, and with the financial institutions crashing the economy, all playbooks were thrown out the window.

I'd also like to point out that the completion of Riverplace, the addition of the Schnitzer OHSU campus, and the build-out of the Zidell property north of the Ross Island weren't even being discussed at this time.
