It's next on their hit list I am led to believe. Developed in tandem with King George.

Looks like there is quite a bit of older, affordable multi-unit rental included in the "developer initiated rezoning" area in Marpole. — if you're a renter.

After digging through the Marpole Community Plan 8530 Cambie falls within the area where "developer initiated rezonings will be considered". I wonder how soon PCI will move forward with a proposal now that construction at Marine Gateway is wrapping up.

It had been few months since I last drove the Cambie corridor and man, are things moving forward fast! I think I counted 8 cranes up all along the corridor! Few projects had almost topped out already. Quite a change going on and if you don't drive it for a year or more, you are in for quite a surprise!

The new SkyTrain stations should be built before all the new low-rises, high-rises and people are there!

As I've said before, the Cambie strip has all the marks of a classic real estate bubble, right down to projects built by no-name offshore developers and the site in the somewhere around 50th with the billboard looking for investors for a real estate syndicate. I'm glad to be able to just grab the popcorn and watch this unfold...

Disgraceful how the supposedly renter-friendly Vision designated that swath of buildings for rezonings, but virtually none of the adjacent SFH area (due to pressure from the residents there who lost their minds over the prospect of rowhomes). Of course in a rational world the SFHs would be the first to go - not the already quite dense apartments.

I was thinking that too. It is unfortunate but rezoning vast swaths of single family homes in Vancouver or any other North American city would be political suicide.

I was thinking about this the other day and the recent trend of demolishing character homes for inferior quality mcmansions that get neglected and left empty is priming our westside neighborhoods for easy future densification as the owners of these terrible homes will likely want to make a quick buck and sell off to private developers. Also recent talks of astronomical land values making SFH neighborhoods no longer viable seems to make the Arbutus corridor as a more dense transit corridor in the near future likely. The nimby base is steadily moving out.

Also found this today https://plaza500.com/

Quote:
Plaza 500 is taking rental living to new heights in Vancouver.
The iconic hotel at the southwest corner of Cambie St and W. 12th Ave. is being transformed into 118 new and inspired studio and one-bedroom apartments for a fresh take on rental living. The sophisticated living spaces are for discerning individuals seeking superb design, fabulous views and a prime location in their rental home. Plaza 500 amenities include pet-friendly floors, full-time concierge, bike lockers and more.

The suites at Plaza 500 will be available to rent in Summer 2016, with studios starting from $1,600/month and one-bedrooms from $1,900/month. Register now for the Plaza 500 Priority List for exclusive updates, select access to suite previews and the first opportunity to submit a rental application.
Also the Firefly liquor store is moving into the former Figmint restaurant space
http://development.vancouver.ca/pc500w12th/index.htm
seems like a waste of a prominent street corner that would make another great restaurant space. However i would love to see that south eastern lower section demolished and another complimenting residential tower constructed on the southeast corner of the site.

Came across these for 8100 block Cambie (north of Northwest) from the Fall 2015 Phase 3 workshop:

I think the white areas remain industrial - the dark areas are where the Cambie Corridor will result in redevelopment of the light industrial uses to mixed use.

Wow Marine Gardens is huge. Does anybody know when that will start selling or construction? I understand they have to relocate the existing tenants, which couldn't be harder given the real estate situation in Vancouver and recent influx of refugees.

Yes, looks like it started selling Sept 2015. Very few details on this site which is normally good:

A couple more Cambie projects mentioned at VancouverMarket.ca:

288-388 West King Edward Ave.

Quote:
This proposal, by Mosaic Homes, is for a 4-storey, 56-unit condo building at the Southeast corner King Edward and Yukon.
The site is a 5-lot assembly being rezoned under the Cambie Corridor Plan.

The proposed density is 1.76 FSR, and the CAC is based on the fixed rate of $55 per SF of net increased density.

619 West King Edward Ave.

Also in the same area as the project above, Aragon is planning a development on a 3-lot assembly at the Northwest corner of King Edward and Ash Street.

The plan for the 19,150 SF site is a 4-storey condo building with a total of 31 units. The total proposed density is 1.93 FSR and the CAC is $55 per SF.

Thanks for the updates. The Aragon project looks very refreshing, more akin to a Toronto midrise than what we usually see here.
