Yeah. I guess they are just trying to figure out the best adaptive reuse for those buildings but that seems like a very odd (poor) location for an entertainment district.

Plans call for the adaptive reuse of the old M.C. Kiser Building, originally constructed as a shoe manufacturing plant. Gallman will retain the exterior brick walls and re-expose the original "M.C. Kiser Building" sign. An old freight elevator in the building will be repurposed into what can only be one of the coolest industrial-chic rooms in the city, and the developer hopes to uncover more architectural and historical gems to incorporate into the finished product.

Gentlemen,

I snapped a quick picture of the Walgreen's by Woodruff park today. I've been walking past it frequently for months. They dug much deeper than I originally expected. I bet it is a three story building now with one floor below ground (maybe just for utilities/storage/idk). Anyhow, the big cool Coke sign is back on and the Walgreen's signage is up and it looks great - very retro, early 20th Century. Also, the escalators are in (have been for a while) and the roof is on. It seems like the hardest work is done and that the project will pick up a lot of speed now.

On a side note: I think that GSU is burying some utility lines cattycorner to their science building on the SE part of campus.

I'd bet a fence of some kind will be there, which is unfortunate because some green space in that area open to public would have been nice.

Walgreens calls them "flagship" stores and they have opened them in a few other cities as well, most of them in historic buildings.

Same here. I've always assumed that it will be restricted to residents but I just want to know how that opening will look from the street.

Apparently since the HPCC will be developed by Portman, this development will have to go through the normal permitting process so it will be a while before the project breaks ground.

It's nice the HPCC will have all underground parking and a lot of retail. I just don't like the way the retail appears to be inward facing. The student tower on the other hand, will have 10-story deck which seems odd for student housing.

The location it sounds like it will be going in is not very large so it kind of makes sense that a 10 story deck is there since it will have to be narrower and taller compared to a wider deck like Alta Midtown.


I assume it will take out the starbucks, though if it isn't then it is even smaller. Creative loafing had confirmed that the Quad was closing due to a new development so those buildings will be going for sure. West facing units will have some interesting views below

Thanks. I would assume that the Starbucks is staying which would better explain a 10-story deck. I guess we'll find out more after the meeting tonight

On second thought, the tower wouldn't be at Spring and 4th street if it didn't take the Starbucks site. But the area you outlined above is larger than the Modera site. Modera is not geared toward students and it still doesn't have a 10-story parking deck. Either the tower will only be on a portion of the site fronting Spring Street or the 10-story parking deck is just a mistake.

I didn't think about that but you're right. Maybe it does include parking for adjacent properties. Or its is designed to replace the hideous deck across Spring Street which will then be demolished. (Hey a guy can dream)

The Midtown Alliance has a rendering of the Standard. It is apparently a student housing brand similar to University House. The developer has a couple of nice developments in downtown Athens.

Renderings from the Business Chronicle. I'm glad the Starbucks will remain on the site. It looks like the parking deck is only on about half the lot which helps explain why it is 10 stories.
