Looks AWESOME in my opinion. I love the cutout where where the pool is located. Not sure how realistic that is, as it'd be completely shaded from the sun in the afternoon. Perhaps that is why there is a second pool on the other part of the tower?

What a beautiful project. This will command some of the highest rental rates downtown I am sure. Really hope both this and The Derby can come to fruition.

I dont know if that is a pool or just a pond/hot tub maybe for a mid-tower green space. Between this, Derby, Portland on the Park the Marriott (and central station which apparently is still on life support) that got us 5 mid/high rise buildings in the last year. We haven't had action like this since 2007

Keep trying. Type it in. Try it on your phone. I had the same very weird issue. I am not sure what is wrong with their site, but originally I got an old site on my laptop and the new site on my phone (which has the renderings)

Who is Aspirant? And why does the image say "Circle of Central"? Typos/carelessness like that makes me think this isn't a serious project.

Likely no for a multitude of reasons, but one thing is clear and that's the fact they desire to keep the aesthetic quality of the existing style intact.

I like how they are making the first couple floors of building look older as the blend with the current brick look. I am hoping that it is far enough from Roosevelt that it won't face any community opposition.

The Downtown Community Facebook page recently posted about this and there is a lot of downtown opposition without seeing renderings.

Also great news for Derby hopefully in a few years we can have a solid line of buildings from midtown through downtown.

I don't know if we'll ever see more 20-story building going up in midtown, but with all the 4-7 story projects going up, it will create some nice density and more of a 24/7 vibe with more residents in that area. I should never say never though, the acceleration of the market in downtown/midtown is something that we haven't seen (maybe the 60s/70s?) before. I just don't see the trend going back to the 'burbs for the foreseeable future, so I'd say at this point the future of central phoenix is about as bright as could be! Now let's get that new arena on the boards!

Well the "burbs" just had their best quarter for new single family home sales since 2008. I don't see the burbs going anywhere anytime soon.

We had a huge win this week w/ using the leverage of a GPLET to get a developer to include affordable housing. The City used to give GPLET's out like candy, asking for little to nothing in return.

If the developer of Circles wants to compromise a building that is eligible for the National Historic Register, that ought not receive a GPLET. No GPLET's for demolishing quality built form and our history.

I'm glad the renderings show keeping the corner of the Circles building, but we can do better. Get rid of that silly cut out and push the massing of the building north more and save Circles in tact and get it on the national register.

As sun surfer said we are getting suburban housing (although more within the highway loops than the far out Exurbs) and densifying.

That's why I think we have to be far undercounted on the census there is no way we are having this kind of growth with our current population estimate.

if the building is constructed I wouldn't expect the above rendering to be anything more than a rough guideline of what to expect visually.

Not so sure about that. I don't know where they got this, but on the Empire Group's web site it says "The Phoenix metropolitan market is expected to add 500,000 new residents between 2016 and 2020, the equivalent of the entire population of Kansas City, MO, in 60 short months. "

If that is true, then there is ample population growth. To give you an idea, the city of San Francisco had a population of just 837,442 at the 2013 census.

Granted, the surrounding Bay Area does have a larger MSA than Phoenix, and we can't expect all 500,000 to locate in Phoenix's urban core, but 50,000 could potentially, that would be huge.

I'd be curious what the date of those 2020 estimates are. A lot of them were made in the much rosier 2006/7/8 boom.

Maricopa County added 70,000 people. I'd guess that the Phoenix metro area could probably add 350-400k people in the next four years.
