I thought it was reported somewhere on this site that the city now had some bizarre bias against residential on Denman basically because they wanted to encourage beer-swilling businesses there and didn't want to have to deal with residents complaining about the inevitable noise/fights/public urination etc.

That would make a lot of sense. Can't confirm if that's true though, otherwise someone would storm in and cry foul over "extreme biasness" pretty soon. x

I would have preferred a slightly darker panel color, but this building is turning out so much better than the renders.

The SFU building next to Victory square turned out much nicer then I expected, still feel it's a shame to allow any kind of residential there and would've preferred it remained commercial.

Yes, the buildings are better than the renders, and walking north down the hill beside them, it brings you directly onto the Dominion Building, which may glean a little extra profile.
These new buildings are somewhat functional and understated looking, but they seem IMO sufficient to add a cohesion to that corner of the hood,
and lead, even if only modestly, to a much-need gentrification kickoff.

1: The Dominion Building is going to get extra profile from this? I think one of the biggest selling features of this building is that it blends into the area (without trying too hard to appear old) and doesn't distract from the Dominion and Flack Block.

2: This area is already hyper-gentrified. I don't really see how the area could get much more gentrified. I mean, Meat and Bread, Purebread, and Revolver are within the block...

There is also a small difference with what is between some of the skinny windows near the corner. White panels on the rendering, brick on the real building.

I was thinking the same the other day while walking by. It encloses the square very nicely, making it feel a bit more intimate. Perfect scale IMO.
