Anyone know what the expected lifespan is on hardiboard?

So many of these buildings in the village area are cladded in hardiboard, and it just looks like the type of material that will need to be replaced in 15 years. And the Conrad House building had so much promise, and the stone parts look great, but the way they finished the corners of the balconies looks awful. Like ruins the point of having masonry at all. Sorry no pics.

It's supposed to actually last a long time. Contrary to popular belief, though, it does take repainting. And agreed on Conrad house. Ugly, ugly balconies.

They were called something else originally, then they changed their branding and signage so maybe one of the developers dropped out. This sign has been there for a couple months now though.

Winnipeg living, 24Seven-style
Ventura Developments unveils new condo plans

Buoyed by the success of its first condominium project in the Osborne Village-Cresentwood area, a local developer is moving ahead with at least two more over the next couple of years.

Next up for Winnipeg-based Ventura Developments Ltd. is a four-storey, 48-unit development at the corner of River Avenue and Mayfair Place, west of the Donald Street bridge.

Construction of that complex, to be called the 24Seven Condos after the address (247 River Ave.), is expected to get underway this summer, with occupancy slated for the fall of next year, said Tim Comack, Ventura’s vice-president of development. [...]

Seems the Osborne Village condo market isn't slowing down.

There are quite a few nice new condos being built in the area, I just wonder why they are not being built taller. Are there height restrictions in place? Prohibitive costs? Demand? Or lack there of?

^ Looks OK but nothing really special. Basically a modern take on the standard Winnipeg postwar walkup apartment block, like this kind of thing:

The paneling looks really nice and I also really like the lighting and the "wood" under the balconies.

Hopefully it stays true to the rendering.

I would lean towards demand. This is good; there are plenty of houses in the area which could be replaced.

Is parking on the main floor or under-ground?

The main floor looks parking-ish. Probably save a lot of money having the parking on the main floor vs below grade.

It's hard to blame the developer... main floor condos are often a tough sell while parking, rightly or wrongly, is treasured in that area.

I hate main floor parking in commercial areas where parking imposes a dead zone in an otherwise walkable streetscape, but they're less of a concern to me for side streets that don't really have any sort of storefront retail.

I really like what they did witch Village Junction. They kept costs down and used a really simple, common material right now, but they did it in an interesting way with some pop and colour. Love the sign effect too.

I think the wood panelling could look really cool when finished. Best of all, the Village Junction finished product looks identical to the renderings.

The thing that would ruin the aesthetics of that building is not the building itself, but the old telephone poles that runs right beside it on Mayfair Pl. Just saying.

Has a nice warm look to it.

The developer initially wanted to go with a stucco finish..council quashed it, not inline with the Osborne Village plan. They were supposed to make amendments to the plan so it wouldn't come up again. Don't know if they did or not.

Sometimes it does not pay to read comments. So many people are very ignorant, and make idiotic comments without thinking or edifying themselves on what they comment about.
