They poured the cement for the condo tower driveway again. I think they had to tear it up to do some utility work. And there are some brackets now above the condo entrance, possibly for a sign? Or maybe a continuation of the white box ledge thing.

According to this notification sign (that I took some pics of about 11 months ago) the bank will be on Richards but not on the corner. I haven't heard of any change to this so maybe there will still be some retail on the corner.

The white seems a bit jarring and out of place to me. Maybe it's just a primer coat before they put on something darker like in this older rendering that was on the hoarding in late 2014.

Hopefully the corner is just one tenant so that the entrance directly opposite the sidewalk washroom doesn't have to be used.

That's sadly true. However, the sheer dark glass is ok for second choice to me.I just don't like the geomtric window openings. It could have been done in sheer glass. What's it like?

Looking at renders further back, I see that the stone walls would be not only on the sides, but on the Richards (?) front, too.
Thus, what angers me, is what they've done on the longer side of the podium: cheaped the f*** right out and installed more zigzag glass windows.

The office tower looks great for the most part, the large wood and glass spine awning thing looks great and feels very captivating, just the restaurant patios and coverings need some tweaking.

I was quite excited when I saw this rendering but all subsequent renders of the podium have poorly executed massing and crummy details, frankly the plain looking zigzag windows look like they would have cost just as much as the stone facade to install but will be much higher maintenance with all those small window panels needing seals replaced. As for the black glass (dark green?) portion I would like it more if the black glass was incorporated in more details in the tower and rest of the podium but its just in one random spot and not friendly and open in appearance to the street., feels very 1980s. Plus I hate all the monotonous seafoam glass and spandrel on the condo tower, big letdown. Must be a good business to get into though.

The dark blue glass carries upwards in the 'gutter' between the two halves of the condo tower, but it's not that obvious, esp. since the gutter is in shade.

When an architect designs a building like this, do they feel proud of their work?

I'm not saying the building is hideous, but it's so disjointed and the main facade is unbelievably bland.

Vancouverism:

A phenomenon whereby architectural design excellence tones down to mediocrity, usually due to City bylaws/quirks and the affinity for seafoam spandrels and cheap mass-produced products, as well as residents with torches and pitchforks.

I get the viewcone regulations and other absurdities that the UDP requests (such as "breaking up massing"), but what I don't get is things developer and architects can actually control, like the color of spandrel and the overall blandness of materials...

this building is a mess and looks nothing like the original renderings...

it's like a cross between Capitol Residences and the Mark.
