Thanks Plansit. It was actually that post of yours that sparked my interest to look it up.

I guess we'll all have to wait and see what's in the works. Le Meridian, block 163, and mysterious 173 will all fill in one of the longest standing voids in Denver.

As far as the Broadway street wall is concerned, Via turned out really well.

Well, yeah, there are all the little private gyms downtown. When I worked downtown a few years ago, I looked into some and they were very expensive. I like 24 Hr. because there's one near home, one near work, and one wherever I go when I travel to other cities. When you join one specific specialty gym, you're stuck with that one location. In the case of gyms, I actually prefer the big chains.

It's not taking a toll on the 24 Hr. Fitnesses I go to. I think Crossfit/Orange Theory, etc. are more fad "gyms". I want all the standard equipment and don't want to throw tires/sling chains and scream to work out lol!

Looks nice, and the fact the mountains moved through the West Metro area to a position right up to downtown, will make it easy to get outdoor enthusiast to rent this property. That's a dense forest at the end of Speer.

All joking aside, I think what may be really going on here is that the person who did the rendering doesn't know how to properly fit the rendered image into its surroundings, so they chose to abstract things instead. This is actually fairly common in many renderings. But it also gets to your first point... It looks like the building does NOT extend all the way from Bannock to Cherokee st along Speer (you can clearly see an alley, and then a gap between this one and Joule in the rendering). But because the scale and position of just about everything in this rendering is off, it's extremely hard to say exactly which parcels on the block this will be occupying.

The building goes approximately half the way to 10th along Bannock.

Thanks Ken. Do you know if it ends at the existing alley, or will it also include the little "dependable drive-thru" building along Speer? The current alley extends straight north from Speer, but the rendering makes it look almost like an alley realignment.

Do you know, does it include the building with Rooster and Moon, or stop just short of it?

I like it. There's something to be said for streets breaking up the grid here and there, forcing interesting architecture (i.e. not a half block rectangular ocean liner).

EDIT: I guess I can probably answer my own question my looking at parcel ownership. At least based on current ownership, looks like it does not include the Rooster and Moon parcel along Bannock. But on the Speer side, it includes the Dependable Cleaners as well as the one story brick building to the north of it (but annoyingly, not the surface parking lot to the north of that).

One more comment about that rendering. I really like that they're showing space for a cafe on Speer. Even if they can't find a business who wants to use it that way right off the bat, it's great that retail space is being roughed in. It's my one real complaint about the newer buildings on Speer. Though perhaps someday there could be some adaptive-reuse of other ground-floor uses like leasing offices and residential units.

Was a different entity when I looked this morning, but I didn't check addresses. It would make sense to buy it too, would make for an easier building.
