Hines buys block in Atlantic Station to build an alternative to glass office towers

http://www.bizjournals.com/atlanta/real_...-in-atlantic-station-to-build-an.html#g1

Quote:
The new buildings on Block C won’t look look much like the previous office towers built in Atlantic Station, known as 171, 201 and 271 17th Street. In fact, they will more likely echo the T3 design, a new building in Atlantic Station with more emphasis on brick and wood.

http://www.bizjournals.com/atlanta/print...dential-community-set-near-beltline.html
Quote:
Developers want to transform a blighted 17-acre property along the Atlanta Beltline’s planned Southside Trail, eventually adding at least 300 housing units in an area where investment continues to blossom.
The first phase includes 120 townhouses that would likely start at $280,000 to $290,000 which is expected to start construction this summer. The second phase will include 300 apartments and a 3 acre park connected to the Beltline.

Plans Circulating for Atlanta Stockade, Art Exchange Site

http://atlanta.curbed.com/archives/2016/02/09/atlanta-stockade-art-exchange-urban-realty.php#more
Quote:
A historic jail in Grant Park could get a new lease on life as the center of a new mixed-use development. Plans circulating this week suggest the Atlanta Stockade building, which dates to 1896, could remain at the core of a 250-unit mix of townhomes, condos and apartments. Urban Realty Partners, who bought the building and surrounding property last year, is seeking to rezone the site for the development. But not all that's historic will likely last.

Midtown DRC agenda

Only one item on the agenda for today. This combined with the Colony Square renovation could be huge for Midtown's ability to attract significant retail.

Campanile Expansion - 1155 Peachtree Street NE - Dewberry Capital proposes to add approx. 77,000 sf of ground floor and second floor retail and office/retail, along with six new floors of Class “A” office space in a vertical expansion totaling approximately 150,000 sf. The existing structure currently contains approx. 446,000 sf of Class “A” office space and no retail space.

A construction fence has been installed around the existing building at 2520 Peachtree Road where this little beauty will be erected:
buckheadview.com

I'm not sure if this signals something significant is happening or just the developer getting rid of the liability of a vacant building.

This is probably the most "architecturally" significant building proposed/developed in Atlanta during this current cycle....maybe ever. I am extremely happy to see it moving forward.

That area is definitely the next boom zone... a lot of houses waiting to be flipped and land prime for redevelopment. Nice to see the grocery store moving forward.

Ummm
It looks nice in the renderings and is quite unique especially for Atlanta. But I think it is a bit premature to call it architecturally significant at all let alone the most significant ever. Who is the architect of this project anyway?

I searched the permit website to see what projects might be breaking ground next. It looks like it could be a busy couple of years of construction around 14th &15th Street. The date is when the permit was filed. Since most projects take around 3-4 months to complete the process it can give an idea of when they could start moving dirt. A few of them already have their permits ready to go.

Buckhead
  • Alexan Buckhead (Pharr Road) - 7/08/2015 - Ready to Issue
  • Gables Buckhead Village - 8/02/2015 - Issued
  • 1781 Peachtree - 9/1/2015
  • 359 E Paces Ferry - 10/02/2015 - Ready to issue
  • 1000 Park Ave - 1/19/2016
  • Hampton Inn Buckhead Place - 1/19/2016

Midtown
  • Ascent Midtown (1400 West Peachtree) - 11/17/2015 - Land development permit is close to being ready to issue
  • Hampton Inn & Suites - 12/16/2015
  • 1270 Spring Street - 1/20/2016
  • Peachtree & 3rd - 1/26/2016
  • 22 14th St Phase II (74,600 sf Whole Foods and parking deck) - 2/01/2016
  • AC Hotel/Moxy Hotel (53 14th street) - 2/10/2016

Elsewhere
  • North & Line (Masquerade project) - 8/1/2015 Issued
  • Edgewood MARTA TOD - 10/26/2015
  • Studioplex Infrastructure for 5 tiered parking garage and future townhomes - 12/21/2015.
I assume the parking deck is for the proposed hotel though it is not mentioned on the permit.

Avondale Mixed-Use Proposal

This is another nice looking project from South City Partners.

http://atlanta.curbed.com/archives/2016/02/15/avondale-mixeduse-proposal-push-others-public.php

Quote:
The development by South City is slated to take over space on East College Avenue between Sam's Crossing and Hillyer Avenue, according to the Atlanta Journal-Constitution. The site is currently occupied by Shop The Edge Thrift retailer and Coyotes Mexican restaurant. The proposal includes 10,000 square feet of retail and restaurant space on the ground floor and 175 apartments above. The site plan also includes a "gateway park" on the western side.

I agree this is awesome. Who would have predicted that Reynoldstown would be getting a Sprouts and Cinebistro five years ago?

Buckhead View seems to throw a little cold water on this plan calling it "unusual" that a developer would release renderings without also releasing any details. It was also mentioned that it will take "a few years" for the current leases to expire and nothing has been presented to the neighborhood concerning the site. Until there are specifics presented to the city/neighborhood, I would call this , at best, a long-term plan rather than a proposal.
