Can anyone tell me how Pinnacle gets away with not completing the finishes of their developments? I'm speaking of the no proper sidewalks and no trees
on their last two projects, Pinnacle Living and The One. Does anyone no someone that bought in either of these projects. They should have some kind of complaint mechanism as the finished project does not look like their approved final drawings or models that they sold the units based on. All the other developers in the Village area have completed their projects as per drawings and the codes for the area, all but Pinnacle. How do they get away with it.
I feel for the commercial establishments facing 2nd. and also Manitoba. The "sidewalk" looks like something from a 3rd. world development.

My best guess is that Pinnacle has been postponing the streetscaping work until they have completed all their utility tie-in on 2nd Ave. I was down there last week and there was a newly installed trench for a service connection so they are not done their work yet. Why it wasn't done sooner could lie with them or the City.

The City of Vancouver will hold securities on the work to ensure that the work is eventually done. Definitely seems like Pinnacle is in no rush to finish it though.

That can be the lame excuse ( 3 years) but let them explain along 1st Ave and Ontario with the ugly black top. As I said they are the only developers that don't finish properly

I asked this question last Sunday to the realtor in their presentation center. He said "it is on the way, it s a city requirement". I replied "it's about time"

It seems that it is happening now. They have dug up the whole make shift "sidewalk" that used to be there.

It's funny that the finished sidewalks with the pavers feel so uneven even accounting for some slope for water runoff.

The salt mounds are already dirty and there are also drains in them so it looks like they'll eventually get filled with water. I didn't take a close look but I wouldn't be surprised to see water run into the bottom retail spaces from the lack of drains and the slope of the concrete.

The plans show the building clad in dark solar glass and lightweight metal panels, and as with West, now under construction to the east, it has solar shade boxes to help improve the energy performance of the building. As with many other SEFC buildings, the podium roof would be planted as an outdoor amenity.

Saying west 2nd should have retail doesn't mean people think every block/street should have it. not to mention there was commercial here before. So it's not inappropriate to expect it in this development

Maybe it will have live/work units in the ground floor like its neighbour

Eventually all the street retail saturates the market. It meets the street JUST fine IMO.

Of course. But you do know there has always been commercial here. It doesn't have to be "retail". Office use or light industrial could work especially given the area.

Agree with the sentiment that there should be retail at grade. We'll regret having so few retail options in this area sooner rather than later. With that said, it's a pretty good looking building and I'm happy to see that site build out.

That stretch of w. 2nd is so monotone, I couldn't see retail there attracting anything more than dentist or doctors offices.
