Yes, they have. You can see it when you go in the lobby or even just peering in the windows. I hope they start the outside soon. I remember seeing some nice improvements to the exterior in old renders.

Yeah exactly, much sleeker.

OK, so does that mean tenants are out right now. And if so, what was Sweeney talking about when he said it was almost all leased?

I believe they were doing renovations slowly and in phases to avoid displacing tenants. Maybe why we haven't seen anything on the exterior yet.

I'm not sure if any significant exterior renovations are planned. The majority of the project involves a complete rethinking of the interior atrium of the building. If you've never been inside, the office spaces are actually doughnut shaped, with everything looking into a skylit atrium that goes up through the middle of the building. Brandywine poured money into making this an attractive, social space, with fire pits and other high end design features that make the building feel younger, more collaborative, etc. I think they also plan to improve the retail.

From the leasing side, IBX leased 228,000 sf last year (this was all over the PBJ and other sources), backfilling the space vacated by Cozen O'Connor when they moved to One Liberty. Between them and pre-existing tenants, the space is indeed mostly leased.

Don't know for sure. But I remember seeing some nice renders of exterior changes in a piece by Natalie Kostelni of the Philadelphia Business Journal awhile ago.

There were exterior upgrades discussed in this article, but it seems they would have started working on them if they were still happening.

I'm sorry to interrupt the development conversation, of which I should probably read up on, but I have a question that I could use some opinionis on on. I interviewed for a job in Philadelphia last week and while I was there I spent hours just walking around the city. Are there particular neighborhoods that people recommend. I tend to like to live somewhat close Central City, as that's where the job is located, and I realize that I probably can't afford the Rittenhouse Square neighborhood. I won't know for several more weeks if I get the job, but would like some suggestions.

A little about me, late 30's male, I love the urban environment of walkability and mixed use. I may or may not be bringing a girlfriend with me (don't know if we're at that point) I'd say I'm a metrosexual style wise, if that term is even still used, lol, she is very much not. She is much more goth, two toned hair brown/bleached, a few piercing a few tats, where's mostly black. I pretty much loved nearly every neighborhood I walked through, and there seemed to be one a little SE, maybe Queens Village or Bella Vista that totally seemed to be what she would like.

Any suggestions would be nice, and rather than muck up the thread feel free to pm me. Thanks.

I hope you find your way to Philadelphia! It really depends what you're looking to spend. Rittenhouse is going to be the most expensive area, but there are other parts of Center City you could look at like Logan Square, Washington Square West or Midtown Village, even Old City or Society Hill. I wouldn't pass up Chinatown either. The next set of neighborhoods to look at will be Fairmount/Museum District and Spring Garden, Northern Liberties and Fishtown, Graduate Hospital, Queen Village, Bella Vista, Passyunk Square, East Passyunk Crossing, etc.

If you don't mind being near students, you could look at University City, Powelton Village, Spruce Hill, Clark Park/Cedar Park, etc.

I would recommend Philly Speaks for your question.

There are an epic shit-ton of good nabes in Philly and environs to choose from. Depending on your tastes, I would say Fishtown (if you like hipsters), East Passyunk, University City (if you like professor types), Fairmount, fringe parts of Kensington and South Philly (if you like 100% ROI on your house investment), Wissahickon and Mt. Airy (if you like some green space), Ardmore (if you like bluebloods) ...

PPA and Brickstone in Talks for Project on Chestnut

I'd consider SE Philly (East Passyunk, Passyunk Sq, Bella Vista, erc.). I spend a decent amount of time there and offers just about everything you need (good housing stock, walkability, restaurants, bars, shops, easy transit access) in close proximity to center city.

Gallery developers buy 3 more Market Street buildings
Maybe a nice highrise redevelopment opportunity?
