Or they work in the 905, and can't afford a detached home. Having a condo allows them to have ownership while not making the money required to maintain a mortgage on a $1 million+ home.

Not everyone works downtown or wants to live downtown. If you work in Vaughan and want to live close to where you work, or have family there you want to be close to, etc... Freehold prices are very high in many parts of the GTA so the only other option is a condo. The parts that have lower freehold prices (Brampton, Milton, Newmarket, etc.) don't see much condo construction as everyone goes for the freehold type instead.

The one I posted above is probably a seniors home though, I doubt there is much of a condo market that far north.

One positive is the parking lot is hidden.

No offense to anyone but I bet a lot of buyers in this project are drinking the "invest in real estate or miss out" kool aid.
They are cheap. Everyone pays maintenance. The older condo apartments tend to have amo g the highest fees of everyone. Now, in case of confusion, older renovated rentals is not home ownership.

Currie Barracks - Greenfield/Redevelopment - dozens of buildings - 100+ meters - 11 000 people

The DPs are already in for sections 6, 7, 12b, and 13 and look almost identical to what is shown in the render above. Good news all around This will be a neighbourhood on 0.5 km2 of land with a population of 11 000, on the edge of the city.

Does that area have LRT access? Not sure if many of those towers will be over 100 meters, but I am only basing this on the number of visible floors.

There are at least 3 in the 100 meter range. No the area doesn't have LRT, the nearest station being 2 kilometers north, but being directly beside a major university (Mount Royal University - 25 000 students), it is likely to get a spur line in the future. For now, BRT is coming online in a year or two.

A big pet peeve of mine is single level, 20 foot ceiling retail. Nothing but a sheet of glass and exposed concrete pillars/ceilings, ugly and soul-less. The rest of the building looks decent.

Yeah, the pillars are strange. Can't comment on the ceilings. Glass doesn't bother me. Fits the concept. The balconies really stand out as overkill on the framed box front. Needs more sheets of glass.

I actually dont mind what appears to be black painted balcony railings. Assuming the balcony glass is clear it could look quite sharp.

If they want to go for an industrial aesthetic (which Im not sure suits the area) , thinner metal black columns with bolts and sparse detailing could look quite sharp. Or if they're going to go for exposed concrete, metal detailing similar to PWC tower in southcore lobby could look nice.

You're probably right about the glass, WhipperSnapper. I tend to be biased against glass because of disasters like the podium of the Baziz project at Yonge and Sheppard.

Paula Simons: 'Shovel-ready' Galleria the zombie project that just won't die

PAULA SIMONS, EDMONTON JOURNAL

The Galleria. It’s the zombie project that will not die.

Never mind that oil prices are $27 US a barrel. Never mind that the project lost its key political champions when Stephen Mandel and Dave Hancock exited the political stage. Never mind that many in the Edmonton arts community oppose the Galleria, which they see as a luxury venue they’ll never be able to afford, and one that is siphoning off their own traditional donors.

The Galleria’s backers aren’t backing down. In fact, they insist they’re “shovel-ready.”

The Edmonton Downtown Academic and Cultural Centre Foundation confirmed this week it has hired an architect to come up with concept designs for its dream project, a combination theatre complex, concert hall, arts campus and commercial development.

Foundation spokesman Godfrey Huybregts said they also met last week with federal Infrastructure Minister Amarjeet Sohi, a former Edmonton city councillor. They’re now hoping for $50 million in federal dollars to match the $50 million the foundation has raised from private donors.

Not sure how "about to hire architect for concept designs" equals "shovel ready"?

I mean, Hamilton needs some new modern high rise projects on the go but I am not a fan of these types of buildings (meaning super thin when seen from one side but so long and wide from the other). It blocks out so much - like the Great Wall of Hamilton. Would've rather seen two towers at about 25 or 27 stories to make up the same amount of space.

Looks like SAS Institute is planning an expansion of their downtown Toronto office building at King and Ontario Streets to the lot directly north at 25 Ontario. Another First Gulf project. We'll see if my research is right or not sometime soonish.
