But they're such an elegant solution to the other programmatic issues facing Chicago developers. Our building sites are all 125 feet deep, and people living in towers need a bit of space between them and the next tower. So having the parking podium fill the entire site, topped with a pool and patio, and then a 70 x 125 tower atop that—neatly solves all the problems at once.

Except for people on the sidewalk having to look at them.

Man how I wish 200 N. Michigan was maybe 300 feet taller. Such a nice building it's turning out to be nonetheless.

215 w Hubbard and the hotel on 11th and Wabash getting started soon are pretty exciting.

Interesting how we've heard little from Related on their proposal in Streeterville, and all has gone silent on that new dual hotel/apt tower in Lakeshore East (the one planned just south of Aqua). I'm kind of surprised that in the midst of a pretty substantial echo boom of apartment highrises, LSE, one of the most successful communities in the city, was only able to pull off 1 residential tower up until now (Coast).

Except that parking podium could just as easily be offices or some other use that actually involves windows.

I heard from an inside source that Related is still meeting with architects for the Spire site, so I'm not sure if the Bjarke Ingles rumor has legs.

Re: parking podiums, I hope in the next few years that much lower parking numbers become the norm, or at least parking podiums being wrapped in active uses does. I hope someone figures out how to adaptively reuse some of the more heinous podiums in River North by wrapping the edges in active uses as well.

The two proposals I'm most excited to hear more about:

1. Georgetown Cos. for the Gap State Street site (with lease expiring in 2017 we should be seeing something soon..)
2. SAIC – still nothing...

Not on the lot lines. And only in locations where there's a demand for office space.

^. River North, where all these — podiums are, has had the lowest office vacancy rates for years and has been a destination for a lot of tech companies.

Yeah, I don't know understand what's up with Related these days. Ignoring the Spire for a moment, still no news on the RAMSA tower, no movement on the Van Buren apartment building as far as I can tell, and barely a mention about their hotel/condo on Randolph. Even developments where Related was handling the sales have seemingly flopped, like Strata and 100 W Huron. Smithfield, Belgravia, and JDL all seem to be having success with their boutique condo projects, so I'm not sure what the deal is.

On the ZBA agenda:

Applicant: LG Development Group, LLC – 61 West Erie Series
Owner: same as applicant and Suzanne Anderson
Premises Affected: 57-61 West Erie Street
Subject: Application for a special use to establish a residential use below the second
floor for a proposed 12-story, 10-unit building with 12 indoor, at-grade
parking spaces; the adjacent, three-story, three-unit building will remain
unchanged other than being connected to this proposed development.
