I was confusing the question regarding the Azure on the Park project (11th street) and the Alta at the Park projects (12th street).

I suspect either one would be sold within a year or so and changed names to avoid confusion around the area.

The construction trailers for Azure on the Park are on a site for future development that faces 10th street (the old Onyx Condo proposal next to the spa). The landowner sold a portion of his lots along 11th street so Azure (a mix of tower and low-rise wrapping a parking deck) but he still owns the lot fronting 10th street. That's what I was assuming you were talking about originally.

The impact fees were just paid for the proposed 30Ksqft office building at 359 East Paces Ferry. Looks like this one is moving forward. It might already be under construction.
I really like this tower, its going to be nice addition to the area and compose nicely with the historic buildings next door.
Also tomorrow is going to be groundbreaking ceremony for Post Centennial .

Why is the building by the Federal Reserve moving so slow, and the Walgreens by Woodruff park what's the delay. The Walgreens should have been finish along time ago.

Foundations take time to do properly and as for the Walgreens they stripped the building down to just the facade and are basically building a new structure that also takes time.

It's about time on Post Centennial. It's been quite a while since they first put this one out there. It's not the splashiest of developments but it has the potential to spur more development downtown near the park

I think they are somewhat similar in design aesthetic but I don't think they look alike.

ATLANTA — Post Properties has announced it will develop Post Centennial Park, a 438-unit, midrise apartment community located in Atlanta’s central business district. Total development costs are expected to total $96 million. The luxury apartment project will be located adjacent to Centennial Park and within walking distance of the MARTA Civic Center and Peachtree Center rail stations and the Atlanta Streetcar. The community will include a mix of studio, one-, two- and three-bedroom apartments averaging 808 square feet. Post Properties forecasts market rents to average approximately $1,620 per month. Ten percent of the planned units will be designated as workforce housing, with rents forecast to average approximately $1,090 per month. Atlanta-based Post Properties currently has 2,290 units in six apartment under construction with a total estimated development cost of $478.6 million. The company expects to complete Post Centennial Park in mid-2018.

A solid two block mid-rise right next to the park is quite a nice addition to downtown IMO. It feels more like something you would see in the middle of a major european city. I'd take it over just another "SkyHouse" (not that I don't like those, but this adds good urban density too).

To be fair, it's been awhile since we've heard of a new Skyhouse in the works. I wonder if Atlantic House is their zenith for this development cycle? It's certainly their best one in the country which is fitting since Skyhouse Midtown was their very first skyhouse in the country.

Also, I'm not sure if people noticed, but Post Centennial does very well with incorporating features with the surrounding environment. The colors are very well similar to the condo building next door and the Coke Museum across the street. That's not something that's too common these days.

The two Skyhouses look really similar from the Connector. I sure hope once they get the exterior treatments on Atlantic House a little more progressed the buildings will look more substantially different. Having the Whole Foods tower of a different style right in the area will help as well.

I've heard a 10-storey Microsoft Tower will soon rise at Avalon, which is near where I live. It's just one exit down, on 400, from me. So far, I only see a parking deck under construction.

SCAD is moving forward with its dorm project. It filed permits for demolition and for phase 1 of the dorm project.

Anyone going to the Midtown DRC tomorrow? It's been awhile since we've had that meeting. You'd think there might be a few interesting notes. The agenda hasn't been released yet though.

Very possible another meeting is cancelled. If developers aren't presenting projects, then no meeting can be had. I said that this would be a slower year for Midtown since there's already so much in the pipeline.
