Graphic from the Curbed article about new height guidelines for Michigan ave. Shows all the built and approved developments such as all the buildings in the Riverline proposal. Doesn't show Jahn tower or Essex inn because they haven't been approved yet. South Loop's skyline is going to look impressive in a couple of years

Developers can still get bonuses on top of these height recommendations.

I don't believe that there was ever a cor-ten version.

It also looks like the height has increased compared to the website from 229' to 299'.

Along with Solstice, these will also likely be approved...

A proposed Residential Business Institutional Planned Development submitted by the Applicants, Illinois Franklin, LLC, and Order of Friar Servants of Mary, USA Province, Inc. for the property generally located at 301-331 West Illinois Street, 440-448 North Franklin Street and 441-449 North Orleans Street. Illinois Franklin, LLC, intends to construct an approximately 298’ building with 245 dwelling units, 109 accessory parking spaces and ground floor commercial on a 15,657 square foot site that will become Sub Area A of the planned development. Sub Area B will include an existing church that will remain and an existing priory that will be expanded by one-story by the Order of Friar Servants. The underlying zoning for the overall 32,180 square foot site is currently DX-5 (Downtown Mixed Use District) and will remain as such prior to establishing the

There was some speculation that this was Cor-Ten, but I don't know if it was true either way.

Will be interesting to see this 1010 dearborn, never heard of that one before... doesn't look like there will be too big a loss architecturally with exception of the 1012 N Dearborn (palette and chisel academy) thats a really nice 'mansion'

an empty parking lot and the ruth page center (fugly) won't be much of a loss obviously, but that mansion

City of Chicago wants the open area enclosed with glass.

The podium design is a real —.

to be clear...the palette academy isnt at risk, right? i cant imagine that building dosent have landmark protection.

its an absolutely one of a kind place in Chicago too. i toured it during Open House Chicago and it felt like being transported to the idealized version of Paris everyone has in their heads. people painting portraits on canvas in gorgeous old bedrooms-turned studios, sculptors working out in the coach house. ive never seen anything else like it.

The Palette & Chisel isn't at risk, this is absorbing the parking lot between Ruth Page and the highrise to the north.

Again, it's totally absurd for Landmarks to be making any aesthetic judgement on non-contributing buildings within a district... they have absolutely no basis to be doing so...

I drove by the Logan twins and each tower are on the first floor. Now that I think about it, I should've snapped a few pics since the cement trucks blocked Milwaukee for a good 10 minutes.

^ Wait a minute...

Tall, inappropriately scaled towers AND cement trucks blocking traffic?!

WHAT THE HELL? They are completely destroying Chicago!

Yes. I don't understand why the parking podium has been such a horribly difficult to design aspect of building design for SO LONG now... so many buildings in the city are ruined by these massively awkward and clumsy attempts at integrating parking into a building. Shame.
