At Reliance's presentation at the UDI last month they had a Whole Foods in the renderings for 902 Davie

What's the gaping, rather sexual, red cut-out supposed to represent above the market entry? Very odd design and colour choice IMO.

The black with deep orange cuts is what makes this building so bold and interesting.

Its complete contrast in colour compared to the norms in Vancouver are the best part of the project.

I really hope it goes forward as shown.

That's what "affordable housing" nowadays looks like in Downtown...

I don't think Reliance has approval to go ahead with these micro-suites yet. They have been fighting for it but Mayor and Council are not sold on micro suites... Building these only makes sense - helps with the affordability issue that they are trying to solve.. yet they are not on board with this concept yet in the COV.

As a single student moving-out for the first time, I would have loved to have the option of a micro suite. Good thing the social engineers at city hall knew better than I did and deprived me of that choice.

As a young adult with a baby living in one bedroom apartment these suites are the opposite of what I need. Vancouver (and Metro) are really short on affordable options for families that need like 2-3 bedrooms. While *some* micro-suites would be a good thing, if they come at the expense of larger units thats, I think, a really bad thing. Because I think most of us are never going to own a house in Metro at this point, but if there isn't an infusion of larger units in Metro, there is going to such a housing crunch for families in 5-10yrs.

I agree I would have loved this versus having a roommate. How about we let the market decide whether or not this will work. sure it wouldn't be good having the market flooded with these. But I'd rather a building like this instead of highrise of 60 3,000 sqft units half of which aren't even primary residences and sit empty

I think Microsuites like these make a lot of sense downtown where there is a younger population and many amenities nearby to eat/relax etc... whereas larger 2 or 3 bed units make more sense in town centres on skytrain lines where they are more likely to be populated with a family and are mode affordable. 3+ bed condos downtown just end up pricing out most families due to the high cost of DT land.

Makes sense. I guess I just see it as bad for a city to not have a complex mixture of people: young people, families, the elderly. Suburbs always feel lifeless and stagnant, too many young people and you have a campus (which is awful), and the part of New West which is overwhelmingly geared towards the elderly is downright grim. I support attempts to attempt mixing.

But yeah, I microsuites make sense downtown. But how do you allow *some* microsuites in an area without that being the only kind of new rental construction? I think Van needs a solid policy in place before they go down that road.

I love the bold colours; black and red always go together nicely. We need more of this in a dull city awash in seafoam green and other drab colours.

Fully agreed. That 7-11 is now a real dump, it's high time to introduce something bold as you've mentioned.

Per someone in the know (not me):

Apparently there are plans to knock down Sears at Metrotown and turn it that area into a massive complex with 8 towers (some of which will be in the 50-60-70 stories range).

Yes, that has been public knowledge and the plan for the last two years. We are still waiting to hear more concrete details on it, though.
