Remember this at 2290 Main:

It's now the Ellsworth, according to Changing City Updates:

Quote:
We first featured 2290 Main Street at the end of January 2013, and showed the picture of the model of the building in the fall of that year. Council approved the rezoning, it received a Development Permit and sales started as ‘Focal’. After over a year of sales the project was rebranded as ‘Paragon’ and a new sales centre was promised. That never materialized, and now the building has a new name – Ellsworth, and a new developer, Chard Developments, now preselling the project. The new render shows their version to be reasonably faithful to the original design, with the same massing, height and number of suites.

But the new window wall (?) erases all the character of the former design - spandrel mess in the works?
(especially top band on the ppodium)

It looks like they wanted large pane windows for the buyers - so those have been used - to the detriment of the vertical striping.

Yet they don't keep the full floor to ceiling windows which wouldve make it cleaner looking

I doubt it was never meant to be floor-to-ceiling or is that common on low-rises? I think the original model just took some artistic liberties...

That little new building south of Cambie bridge has floor to ceiling windows. So it happens. I assumed it would be cheaper. It's faster to install

I walked by the site the other day. Ellsworth advertising is all over it now. Rennie is marketing, Chard is building it.

A Look at Vancouver's Mid-Rise Construction

Quote:
Vancouver's housing market its often synonymous with glassy downtown condominiums towers or costly Specials. However, a large number of mid-rise buildings are contributing to the densification of the peninsula and its surroundings, bringing smaller mid- to highrise buildings where zoning regulations and view corridor preservation do not allow for skyscraping developments.

Someone is trying to get $4000/month for an unfurnished 1466 sqft. Yeah, right.

Isn't that roughly normal for something of this size and style in $$ high-end Vancouver these days? If I'm wrong, what should the price range be?

In Downtown greedy landlords are these days trying to get $5000-7000 for similar space (double what used to be 3-4 years ago). But this is not Downtown, not even near. I wouldn't pay more than $2500 for this, but that's just me.

some very interesting stuff here (watch the video as well)

East Hastings goes boom: Long-neglected strip shifting from industrial to residential

The city has rezoned the area for residential buildings up to 150 feet high (15 storeys). And developers have been moving in to assemble property

Nice redesign for the LOLsworth!

Looks exactly the same... when it's rendered with an evening view, if you squint when looking at it, and if you don't understand anything about architectural representation and construction.

I think all this is a step, maybe smaller than some other stuff going on, but still a solid step, and in the right direction.

I just hope that everything they do around East Hastings won't jeopardize the inevitable Hastings Skytrain line. It might be 15-20 years away, but it will be built.

That equates to 2.75 per sq ft. Considering Condos were selling for north of $800 + a foot there that isn't that exorbitant.

$3/sf is normal for downtown, however that 1466sf is still only 2 bedrooms. Who is paying $4000 for Marpole?

More like 35-40 years away.
