Core wants to buy Pittsburgh Brewing Co. complex

Philadelphia-based Core Realty made public for the first time that it is working to buy the Pittsburgh Brewing Co. complex in Lawrenceville.

Randy Mineo, an executive with Core who is a Pittsburgh native, told a developers forum hosted by the Pittsburgh Community Development Corp. his company has the Lawrenceville property under agreement as it also pursues the redevelopment of the Macy's building downtown.

Mineo said he originally looked at the 20-building, nine-acre brewing complex when it was last up for sale and bought by Collier Development, whose ownership he worked with in attempting to bring a new retail development to the Trader Jack's site in Collier Township 10 years ago. Mineo said there are six or seven potential users interested in establishing a presence at a brewery redevelopment.

That's such a key property. Hopefully it gets done this time.

Mineo said Core expect to pursue a mix of office, residential and entertainment along with restaurants and a hotel. Mineo expects Core to close on buying the brewery property in the summer.

That pretty much covers everything, which is fine. Hopefully their plan is good on historic preservation issues.

Really excited that something might get done there. It has the potential to be Pittsburgh's version of the Distillery District in Toronto which has been wildly successful.

I wouldn't be surprised if you needed to lower rents initially while the other buildings are being constructed. I'm sure it's still a bit noisy at times.

in other words - one person is going to control speech on this forum by use of the word "troll" (and encouraging others to use the ignore function)

if there is evidence of brand new apartment buildings offering "specials" that's fine but where is it?
saying you're "pretty sure" might be convincing to children but to adults not so much

"affordable housing" is a concern for nearly every member of society that isn't in the ultra-rich 1%
people's 401K's have lost a tenth of their value in 2016 and it's still january - not exactly an environment that makes people want to spend $$$

maybe the rents at eastside are simply too high and the units aren't filling up anywhere near their projections so they're offering "specials"

in the three priciest units you have to go through the bathroom to get to the walk-in closet - not sure anyone wants to pay for that layout

New Planning Commission presentation. Three new things, all of which pretty small, but interesting.

1. Demolition of an existing three unit structure on Atwood Street in Oakland, replacing it with a new storefront with five apartments above. The design looks basic, but serviceable. To me the most interesting element is the precedent. It suggests it's become financially feasible for the replacement of even single houses in Oakland with new higher-density buildings.

2. A renovation of the Bravo Franco space at the Roosevelt Building downtown, focusing on facade improvements which allow for better integration of indoor and outdoor seating.

3. Renovation of a grubby building on Grandview Avenue into a new saloon. The property is right by the Duquense Incline, so it will be a nice addition to a pretty dead area.

There's also more information/better renderings of the First Niagara branch on Baum Boulevard. Not that it matters much. Heh.

Well that'll be fun. Core Realty's done a couple of excellent adaptive reuses in Philadelphia.

Those first couple are promising, but odds are there will be a significant new build component as well. So hopefully the overall plan comes together well.

I'm always sad to see a historic house go, but that is indeed a solid infill project for Oakland.

In contrast, that Steel Mill Saloon project strikes me as lacking ambition.
