There usually isn't a meeting in December, that's why the last one was from November. And the January meeting was cancelled this year for whatever reason.

Huh? The whole narrative of the NY Times article is that this building is NOT leasing to undergraduates and in fact is going through extensive lengths (our boy Dustin Downey from SLC is on record) to ensure that this happens. This is for young professionals.

IMO the rent quoted in the articles is just too high for this "neighborhood." Not enough amenities/big city draw to live at 36th and Market. My friend just rented a large open loft space in a Brownstone on the 1900 block of Spruce Street around the corner from Rittenhouse Sq for $1850/mth. This article said a 1BR is $2000/mth.

As a pretty knowledgeable long-time city dweller, there's honestly no scenario I could think of where I'd recommend someone to spend that type of money to live at 36th and Market - way too many affordable/accessible great neighborhoods that are a 10-15 minute subway/bus ride from there.

Huh? Why are you always so confrontational?

It could certainly be the price as well, but Evo didn't lease to undergrads either. Evo is also priced high, so is Domus, Chestnut Square, etc... yet there are students and certainly some professionals still leasing these apartments. There are still grad students you know. And while they may be looking to rent to only young professionals and grad students, they're going to have to allow a percentage of undergrads if they want things to lease faster. It could also be that this and 3737 Chestnut are literally coming online at the same exact time, and as such, there is a lot more inventory to go around for the time being.

NOT FINE.

In 5 years this will be steps from our version of the High Line.

NY gets the Standard Hotel, The New Whitney, and a bunch of bad 🞵🞵🞵 apartment buildings on its High Line.

We get a modular housing project.

just face it.... when it comes to single family homes or apartment buildings, Philly is only going to get things like this. Its not awful, but it reminds me of all the boring construction in DC. At least, its infill.

The issue is it's not five years from now yet. It's still now. And right now there is no highline and the immediate surrounding area is mostly a nightmare including the transcendently terrible Hing Wah Yuen development I mentioned.

Stuff like this needs to move forward now to bring population and activity to this neighborhood so that when the highline finally becomes a reality it will be successful. Hopefully in the future when the area becomes more desirable we'll get better designed buildings.

True. Meatpacking was already a hot area by the time the Standard Hotel was built in conjunction with the rise of the first phase of the highline. BUT, parts of Chelsea were pretty gritty and borderline and were really revitalized BY the Highline after it was built. If and when 'our version of the Highline' is built, we will hopefully see the same thing. As things stand, this is not a bad project for the Callowhill area near China Town. I think it looks pretty decent.

Mormon Temple Preview Dates

Philadelphia Pennsylvania
Open House and Dedication Dates
The dates for the free public tours during the temple open house and the temple dedication are announced.

20 January 2016
Philadelphia, Pennsylvania — The First Presidency has announced open house and dedication dates for the Philadelphia Pennsylvania Temple of The Church of Jesus Christ of Latter-day Saints. The public is invited to a free tour of the temple during an open house from Friday, August 5, through Saturday, September 3, 2016, excluding Sundays. More details and reservations will be available through philadelphiamormontemple.org nearer to the open house dates.
The temple will be formally dedicated on Sunday, September 18, 2016, in three sessions. In conjunction with the dedication of the temple, there will also be a cultural celebration featuring music and dance on Saturday evening, September 17.

Ground was broken for the Philadelphia Pennsylvania Temple on September 17, 2011. At the groundbreaking ceremony, Church leader William R. Walker remarked, “The temple that we build here will add to the grandeur of the city and in particular it will add to the spirit of brotherly love, which is a hallmark of our faith and of our religion.” He also expressed a hope that “citizens of Philadelphia of all faiths will similarly admire the beauty of the temple and see it as a symbol of peace, harmony and faith.”

While the Church’s 18,000-plus meetinghouses are open to all people who wish to attend religious services, temples are open only to Latter-day Saints in good standing after they are formally dedicated. Temples are considered “houses of the Lord” where Christ’s teachings are reaffirmed through marriage, baptism and other ordinances that unite families for eternity. Inside, members learn more about the purpose of life and make promises to serve Jesus Christ and their fellow man.

There are currently 148 operating temples of the Church worldwide with 22 more announced or under construction, including Philadelphia. This is the first temple in Pennsylvania.

Designed in a neoclassical style, the 53,000-square-foot temple harmonizes with the existing cityscape. The temple’s two towers seem to take inspiration from nearby Independence Hall, while inside, the temple’s design continues the historical motif through decorations and furnishings similar to those of late-1700s-era buildings. Outside, the structure is covered in a granite veneer. The east tower is capped with a gold-leafed statue of the angel Moroni, an ancient Book of Mormon prophet.

With its elegant, historical style, the Philadelphia Pennsylvania Temple indeed stands as a reminder of the area’s rich past, having been home to both Mormonism’s and America’s founding fathers.

I like the American St project, very eager to see if it is ultimately approved. I know some people at city hall want or wanted that street to remain industrial

Society Hill Playhouse to Close April 1, Toll Brothers Condos Planned
Quote:
As of October, the proposal planned for 17 units and 18 parking spaces, with the height at 51 feet—similar to the Toll Brothers's units at 410 Society Hill. We reached out to the Toll Brothers and the Washington Square West Civic Association for an update on the development plans and will update when we know more.
