I know Alt will also be offering all unit owners full maid service, just as if you were in a hotel room. I'm sure there will be some people who bought units to rent out that will take advantage of that. I also believe there's some amenity floors in there, is it possible that those are them and there's a balcony lounge?

^ At a glance, you'd almost believe that the Dayton Building and Glasshouse were part of the same project!

Took these photos earlier today.

Massive gap inbetween buildings here, is there any chance there can be some sort of development on that site?

Honestly if they would just fix up the main floor of the Dayton Building a bit and modernize the signage it wouldn't be too bad. But man do I wish Alt had more of that yellow on it. Like if some of the window trims were sporadically yellow I think it'd look cool.

I wish TN had got their hands on that stupid "FourPlay" building. I wonder what will eventually come of it? What prevents someone from developing their own Condo tower there and completely covering all those units of GlassHouse?

Also, this might be unpopular, but now that it's nearing completion, the Mitchell-Copp facade looks so out of place there.

I'm sure the owner of the Dayton Building (formerly FourPlay) is rubbing his hands together gleefully imagining what outrageous rent he can now charge for this space. I'm sure this is the biggest barrier to that building being redeveloped.

I agree about the facade. I'm not sure it was worth preserving if this is the outcome. Does it actually function as an entrance?

I'm sure that the owners of the Dayton Building and O'Calcutta are holding out for phenomenal offers that they can't refuse... but really, if they wouldn't deal with Longboat, who else is ready to step up to pay them big bucks for their properties? They could be waiting a long time. But there's no reason why someone couldn't come along and buy those buildings and put up a highrise that completely blocks the view of the south-facing suites at Glasshouse. This scenario is probably common in cities with a lot of highrise development, although a lot less so in Winnipeg. I don't expect it to happen soon, though.

EDIT: further to Authentic City's comment about rent for the 4Play building, I honestly wonder who will step up to pay top dollar for that building. I'm not sure that ANYONE on Portage is paying top dollar for rent, and there doesn't seem to be much of a lineup of businesses waiting to set up shop. Plenty of vacancies.

I agree re: the Mitchell Copp façade. It looks so awkward.

The entrance is on the east side, in behind the Mitchell Copp facade. I don't think the old entrance is functional anymore. I always see people going in from the one side.

Heard that O'Calcutta bought those to buildings essentially at the bottom of the market for Portage Ave. The only way you might be able to get them is to not just buy the buildings but also buy out their business as a profitable going concern.

In terms of the Dayton Building there is a lot of foot dragging at City Hall over the even more outdated Fortune Block on Main St. I would imagine if there was even a sniff that the Dayton Building was up for demo opposition would show up at council wanted it listed as a heritage site.

Personally I would like to see the low rise Dayton Building kept, perhaps reskinned and upgraded interior. There are many more sites in downtown that would benefit from a larger development and ultimately a mix of low rise and high rise would lead to the greatest success.

^ Best case scenario for redeveloping those buildings IMO would be demolition of O'Calcutta and replacement with a skinny low/midrise (say about 9 or 10 storeys) and complete gutting/renovation of the Dayton Building, with the idea being that the two buildings would be fully integrated as one. Office/retail on lower 4 floors, condos on upper floors.

Disagree on that. Makes the whole thing way more unique, is a beautiful structure in and of itself, and in any case Canada has already destroyed enough of its architectural heritage. In the right hands, the Dayton building could look great.

The incorporation of the Mitchell Block facade would have been more successful if it were flush with the new portion, rather than having the gap behind it.

Ya would of be nice. I still like the facade there, I do think it could of looked better though. Not that I am upset with the inclusion of it as is, but better was possible.

There's always something. Check in on the new Regina Stadium thread. People are pulling their hair out over the exterior cladding being to cheap. Or worried about how the patterns lineup with each other. — they're getting a $300M stadium, designed by the proper people, and worrying about the colour.

It could always be better.
