Any idea of when Kroger plans to break ground? Are they complete demoing the current site or would this be an add on type thing?

Curbed said they plan to break ground in Spring. I'd imagine they'll demo because there is gonna be 900 spaces mostly below the buildings, and the Kroger is shifting closer to the Beltline and needs a new foundation to support a 12 story building

Has the developer filed permits for the project? That timeline seems very suspect.

They still have to file building permits with the city though and we know those take forever in Atlanta. Still, if they filed permits in the next week, they could break ground by April or May.

From that article:
What's more, New City is working with the owners of neighboring Ford Factory "to create a new dedicated Beltline entrance to their building, public breezeway, and new Beltline-facing retail space inside the existing structure as part of the overall redevelopment."

This stretch of the Beltline is going to be amazing.

By transformative, I don't mean grand and over the top. I guess I just would expect them to take the opportunity to connect something to the street there. That kind of planning is what "transforms" the city into a more pedestrian friendly place. Not giant surface lots.

Again - I like the building (wish it was residential, though), and I'm sure there will be great retail right there on the beltline, which will be very nice.

The parking by Ponce can be redeveloped in another phase. I'd rather them do each building right, which I think this is a knock out of the ball park.

Got a little bored at work today. Made a little map of Midtown showing all of the construction and stuff that's coming. Look at all of that development. Skyline is going to look great around 3rd quarter 2016!

Green = Under construction
Orange = Approved/Proposed
Blue = Already built (map photo is 2 years old)

That must be why there is a boatload of residential being built in this area. If anything has been lacking in the heart of the city during this development cycle, it is jobs. We need places to work too and this will afford more people the opportunity to live without needing to get into a car for everything. I think it's fantastic!!!
It really is the vision of the Beltline becoming a reality.

Practical question: With this building being so close to the trail, would it be likely they would have to put scaffolding over it to protect it during construction?

Remember, there's the proposed Masquerade residential project just across the Beltline and North Avenue from 725 Ponce. Anyone know where that stands?

And then there's the parking podium that PCM built across the Beltline from the Kroger. Isn't that meant to have office and/or residential on top of it eventually?

Now if Georgia Power would only vacate their facility right there on the Beltline and have it converted to more park space and mixed use. How awesome would that be?

It's definitely going to happen. They've already submitted permits for foundation work. The developer was picked specifically by the Beltline through a competitive process.
