It was approved last year, TD Bank is the anchor tenant and site demolition is currently underway.

Ive always wondered how old people on here are.. I've usually figured its mostly early-middle-aged enthusiasts and some architects, engineers, and builders. I, on the other hand, joined when I was 14.

This presentation traces the development of One Vanderbilt from early design through the complex city approvals process that is ultimately allowing for its realization. From the onset, the building was not only charged with creating state-of-the-art Class A office space in a part of the city burdened by its outdated building stock, but also with a civic duty to strengthen Manhattan’s Midtown core, and particularly, the Grand Central District. While sites elsewhere in the city have mostly been developed through as-of-right zoning, adding density in such a central and historically significant location necessitated a special permit obtained through a discretionary public review process. The resultant Vanderbilt Corridor rezoning plan outlined a framework to spur private commercial development by financing notoriously underfunded public improvements. As the anchor of this new development, One Vanderbilt will provide iconic architecture with multi-level connectivity to the landmarked Grand Central Terminal transit hub.

The proportions still don't look as good as they would with an extra 150-200ft.

Look at the 1270' encroachment (3rd from the top) and the visual distance between the 1390' encroachment (2nd from the top), a 120' difference, then compare it to the "1602' " height at the top of the spire. If the proportions of the building are correct, there is no way it's a 212' difference.

Perhaps the height has been increased and the diagram hasn't been updated to represent it. On the tower diagram page, it isn't uncommon for a rendered tower to be shorter or taller than the official height, because the drawing hasn't been redone. It's also possible that they simply got the height wrong.

I'd love to see this tower rise to 1602', but I'm also happy to see the 1504' 1 Vanderbilt rise as is.

I read it as 1502 and that works proportionally with the drawing. So slight height cut.

One Vanderbilt

As a 21st century successor to Rockefeller Center, and following the layered language of such great New York buildings as the Chrysler, the Empire State, and the Woolworth, One Vanderbilt will meet the market demands of Midtown East while transforming the civic needs of the Grand Central District.

Formally, the massing is comprised of four interlocking, tapering volumes that spiral up to the sky. This shape creates an elegant proportion sympathetic to nearby Chrysler Building. At the base, a series of angled cuts organize a visual procession to Grand Central Terminal, revealing the Vanderbilt corner of its magnificent cornice – a view which has been obstructed for nearly a century.

With an active urban base and a new Transit Hall on the North-East corner of the site, One Vanderbilt offers an incredible integration of complex below grade conditions to grade. A grand stair connects the Transit Hall to Grand Central Concourse Level B1, a further escalator continues to Dining Level B2, and a final escalator leads to the new East Side Access.

well i am liking the 42nd st facing and grand central facing street level of this building more and more. i think they are doing a great job with that so far per the renders. definately not easy to get right and it very much needs to be done right.
