i have to agree it is kinda boring (98 Market), but for where its going its so out of the way it doesn't really matter to me.

do those balcony's look like that just due to the render or are they really that small?

Yeah they are so much cheaper though. Especially with the new energy code. Balconies require some gymnastics.

It's interesting. The origonal design options on their web site are more dynamic.

Yeah, I agree. A filler building in a low visibility location isn't something I'm going to get too worked up about. I mean, it would be a different story if it were grossly inappropriate, but in this case I'd say it's good enough... the people it will bring to the area and the fact it is going to fill a parking lot outweighs its somewhat dull appearance.

If I am not mistaken there is already a large "urban reserve" not too far west on Portage Ave from Assiniboia Downs in Headingly. It is larger without much note and hasn't caused property values near there to crash like some opponents want you to believe. Matter of fact if you didn't know which parcel it was you likely wouldn't even notice it.

Personally I would like to see more of what the site plan is for the Downs development and look at those on their merits as to who the developer is and how services to the site will be paid.

In terms of 98 Market, I think it does a reasonable job trying to balance different aspects of the development. Not only does it need to balance the current building code requirements and related costs while meeting the needs of a rental property but it is also trying to reflect the style of the neighborhood it is being built in. I haven't seen one comment saying it is out of place for the character of the neighborhood. I am sure if you built something like the Glasshouse there lots of people would be having those comments.

Really don't understand the notion of urban reserves where the benefit to first nations is the avoidance of taxes to the detriment of the rest of society.

Love how first nations always yammer on about wanting to be treated equally yet don't really want to be treated equally at all, special but equal comes to mind.

My understanding is the taxation on an urban reserve would be similar to a economic development zone, aka The SHED in Winnipeg. Most urban reserves reach a services agreement similar to a lower property tax rate with the local government for things like water, sewer and emergency services.

There is really no difference in how the first nations are being treated different that private developers such as Longboat and True North who have similar agreements for the SHED.

Considering it has been in the works for about 2 years now and we have service from STARS air ambulance... I think it would be stupid to even bother debating this topic this late in the game.

also the diagnostic center of excellence was 59m, how much of that was used for the helipad?

you cant put a price on saving lives, and the time it takes to land, unload and drive thru traffic to HSC its a total game changer.

The Diagnostic Centre of Excellence was designed from the start with the helipad on the roof. It will be a great addition to the HSC campus.

Apparently there is a proposal from a potential buyer of the Fortune Building to build a new $35 million new hotel complex. Their proposal sees the existing buildings demolished.

This smells like the classic Winnipeg bait and switch. Are the numerous nearby parking lots without heritage buildings on them inadequate for that purpose?

I think in this case there is an owner wanting to sell.

I do agree that if this route is taken, it will be yet another surface lot along that stretch.

$35 Million dollar hotel complex. Puleeze. As if anyone would take that seriously. Maybe it will have a waterpark?
